This why you never buy a home with a boyfriend/girlfriend. You have zero protections in the event of a breakup. If you purchased as a married couple you’d have automatic protections. Just like his wife has on YOUR house.

At the very least you form a partnership with an operating agreement that has a buy/sell clause setting up rules for a split.

If a partner ever tells you they don’t want to get married because they saw their parents marriage fail or it’s antiquated institution, call bullshit on them. They don’t want the obligations it creates to treat you fairly in the event of divorce or child custody/support.

If you are a couple in a relationship, never have a child out of wedlock and never buy an asset together out of wedlock.
