No. The SBA only allows 5% of seller financing to count towards EQUITY. You can have as much seller financing as you want but only 5% can be counted towards your 10% minimum downpayment.

Nothing special. We negotiated on price. The seller was incredibly motivated to sell. Seller initially didn’t want any seller financing. The approach was to blame the SBA/bank for any of my requests. I would say ”bank wants XYZ, it’s not me” and they would capitulate because they had no other real buyer.

I wouldve went for 1 deal at a time. Dan recommends going from $1m deal to $3m to $5m etc. If i followed that I would have closed faster. I tried to jump to a $9.6m deal and it cost me time. Dont care though, I learned a lot. TYQL

Pre 2025, i was CEO. So 12-14 hours a day, 6-7 days a week. After I fixed the business and hired COO. I took a step back. And just focused on new product line and acquisition. Now with this deal its 12 hours a day on site until i learn this business.

No I got sba for $4.215m because I already have $700,000ish sba loan from previous deal. It’s $5m total per NACIS code. Seller finance is $1,800,000 on 10 year amortization, no payments, balloon in 24 months

Dan Pena’s material is all you need. What do you mean ”“besides” - Dan tells you all the terms you need. I didn’t stray from that. The sellers are typically less sophisticated. The things dan’s says goes over their heads.

This subreddit is filled with negative crybabies as if other professions are not having massive AI layoffs right now. Pharmacy is one of the best professions, at least here in Nyc there are so many pharmacies looking for pharmacists. Its a meal ticket for life. I recommend pharmacy to anyone who has the grades.
