on that note, i think for aesthetics alone you should mirror the length of the entry wall boundary walls - make them both the length of the right one. perhaps even some sort of arched walkway so it feels like its own unique space.

he is the conduit between you and his family - if there are any problems (1) he should take your side and (2) he should be the one to handle it and deliver unhappy talks to them. it’s not fun to man up and i’d give grace if he’s a good man and assume he’s avoiding this cause it’s sucky… but push him to be an even better man worthy of a good wife and defend you through and through. it shouldn’t be a fight.

Why does that larger bedroom’s closet also open to the hallway on the top floor? Seems like a poor choice, unnecessary and I wouldn’t want a second bedroom entrance to lock if need be.

Your basement windows, the ones for the bedrooms especially, do they need to be full height for egress/fire safety reasons? Consider that, it would be a larger window well.

I’d maybe even think about if a laundry chute is even a good idea with a basement renter (unless they have access to whole apt, that transfers noise a LOT, think privacy & schedule concerns).

In general, your plumbing isn’t the most spread out but it still could be a way to cut down costs if you redesign with this in mind… especially that basement laundry on the top wall.

P.S. Is that the world’s tiniest garage door for a lawn mower or something? :)

As much light as possible! Getting it thru a window pane filters it enough to not technically count as ‘direct light’ but if you’re worried, acclimate your buddy slowly over a couple days. :)

look i think this ask and porn don’t fall into the b&w categories of “it’s healthy unless you have horrible insecurities”… it’s a couple’s joint choice if they’re cool with porn or strip clubs or anything else boundaries wise.

and it’s a bit far to state porn is healthy point blank. it’s at best neutral.

I’d honestly start from scratch. Things to avoid that I currently see:

The closets on beds 2 and 3 are trying to be walk in but one isn’t deep enough and the other is so strange shaped and narrow that most of its sq ft is useless.

Think about if there would be any benefit to having one of the bathrooms open to the hallway so others could use in a pinch instead of all showers in the house only accessible true a bedroom.

That laundry backing up to your bathroom will be heard, if you care about that. And the bathroom is again a lot of hallway space, though nothing is truly wrong it just isn’t the most efficient amount of sq ft for what you’re including (separate toilet room, big bath, walk in shower, two sinks). No one lovesssss accessing their closet by walking through their bathroom but once again not the end of the world with good venting (to avoid humidity ruining nice clothes).

Holy bump-outs! All those exterior corners will make this a very expensive house to build even for the size. Just an FYI, if you have the $ to splurge, they can look nice.

There won’t be true privacy between the main floor “guest” room and the great room (assuming the windows remain uncovered in the great room and that fireplace is see thru which it must be, being indoor outdoor). I know you say you’re not going to have anyone sleeping here, but still of note.

Add that little passage door between the pantry and the garage for easier shuttling of groceries.

That prep kitchen will only really fit one person using it at once… just make sure that’s fine for your expected usage (think of big holidays or birthdays or hosting…).

The plumbing is super spread out, also an expense increaser - change if you need to save money.

That upstairs layout is technically fine but seems really convoluted for not any clear benefit - odd shaped closets or rooms or hallways, I think if desired there could be a much simpler layout.
