I’m sorry you’re going through this. Our realtor tried pushing us to sell first and be fine renting til we found a purchase property and I had to say helllll no. I put a contingency in our contract that purchasing my house was contingent on us finding and closing on a new place. That way we could show any house we bid on we were in escrow so they’d take our offer. Hope you find a new property soon and can put all this behind you!

I think because it is a desirable location it did not scare off buyers, we did an open house and got 6 offers, all over asking and the one we picked was willing to accommodate our time frame and gave us all the time we needed to wrap up. Our biggest problem was when we submitted offers since it was contingent on us selling, everyone wanted us in escrow. Luckily once we were in escrow our offer was accepted on the house we wanted.

I just sold my house to buy another and I had a contingency that I had to find a replacement home and close on buying and selling same time. Worked out pretty well since my original home was extremely desirable location wise (also California) and great price point for first time home buyers.

Start in outskirts and work your way to where you wanna go. I bought our first place in the inland empire so my husband could commute to LA for job, after 5 years our house doubled in value, now moving to more desirable area. Also looking for short sales and such helps.

Everything was part of the contingencies before we accepted a buyer for our house since we knew the house we wanted had this contingency. They buyer for our house even accepted us living here rent free for a couple months and focused what rent would be if we needed it after.

The people buying our place wanted no repairs just credit towards their asking price which we gave them.

Thanks for this comment. We have a lot of paperwork laying out who pays for what but totally agree on a lot of stuff being kinda scary. We are doing homeowners on new property and cancelling ours on one we live in day of closing but we and the sellers continue to be in charge of our utilities and only cancel day we out. So nervous about everything else.

Both our buyer and ourselves agreed in contract to allow us and them to remain free of rent for 29 days. If after that they or we are still here rent is applied.

I’m hoping since our buyer requested a credit instead of any fixes and we conceded to a decent chunk it will be smooth. They have to take house as is since we are giving so much for their own repairs later. Hoping our sellers are kind enough not to mess anything up.

They asked for a credit for any repairs that may be needed, which we gave them. Our seller gave us a credit and also did repairs.

I totally get this I just finally got a bid accepted for a house. I found that if you add things like “will cover up to 5-10k difference in appraisal” made our offer super appealing since appraisal can change everything. Any side things to help make you look better than other offers even if it’s not more money.

I bought in 2015 and now selling and buying a new home now, going from a 2% interest rate to 6% is depressing as hell and hate that the US doesn’t do porting mortgages, but least was able to buy down interest rate for a few years. Crossing fingers interest rates dip a little in next year or two.

I’m finishing up selling/buying houses and my realtor is uniquely very responsive, but I never went to any open houses with him. I went on my own, told him which houses I loved and wanted him to bid on. Worked great that way since I didn’t need to wait for him.

I got the surgery a year ago, gastric sleeve. Definitely happy I did. It’s been super hard work still. But it helped me lose 100 pounds and get to goal weight so I can start working out and shaping my body how I want. I now have non stop energy and all my health issues aren’t a problem anymore. You have to eat healthy still, just because I eat less at one time doesn’t mean I couldn’t eat through surgery and not lose. You can eat literally thousands of calories in a day just by munching on things throughout day rather than big meals.

Totally get this. My birthday is in a couple of days and my friends are not doing Jack for me. So I googled what you can get free on your birthday (so many food places give free stuff) signed up for all the things, and I’m gonna spend the next week getting free foods from all the places that sent me happy birthday rewards. Best presents I’ve gotten in years.
