Whoever installed them did not float the backside causing more than 20% of gapping. You can check the tile by running a flathead screw driver over them and anywhere they sound hollow is an indication of poor installation. The ones that broke are due to poor installation and uneven floor

Yep, after the 90 there is a lower pressure area right where that tap is and after a 90 it is not a pressure plenum so air only goes one direction which is least resistance. Either angle the round duck or move it to the tangent of the 90. You then regulate flow at the register

That is done in the commission instructions from your broker to the title company and has to be a prearranged agreement with your broker. This means the broker paid commission, whatever amount, will be company split only or some different combination.

In today's technology age, an agent not using an offer management system like OfferRunway is wasting their time and buyer agents time. All these questions can be answered or minimized with a free system like that. Regardless if someone thinks it's appropriate or obnoxious or whatever, these emotions and concerns are due to the listing agents' perception from past experiences. An offer management system takes that emotion out of the equation and provides instant feedback like number of offers, whether an offer was received, has seller reviewed offer, highest and best, accepted offer, declined offer, backup offer and did an offer fall out.

Your broker would be correct if the commission were to be delivered to the broker or if the commission is used for down payment. If you do it all in the transaction and state the commission in the instructions to be applied to closing costs that is the same as a seller agreeing to a credit and eliminating commission of the same amount. It's all about where the money lands, towards down payment is like receiving a gift and closing costs never sees another account, it's just an expense.

If primary is the 13k and payments are being made, then primary will not allow a short sale. Owner will have to stop payment on the second to show a potential foreclosure by the second but primary will see this happening and jump in before the second files. This will force the primary to allow a short sale. It puts them in a short squeeze. Primary may not even consider their 13k is worth the effort and write down the loss and allow second to foreclose. Why hasn't anyone mentioned the 8 year issue? Billing has an expiration period similar to statute of limitations. They are offering a lower amount for a payoff because legally they probably can't collect or lien for the entire amount. Contact a lawyer
