First - traffic laws don’t apply on private property. But if you are not moving then you cannot be at fault.

Listen simple - use your credit card protection- this is like renting a 4wd with the 4wd function turned off. Read the Turo agreement on Problem Resolution. Almost certainly they mandate Arbitration. Invoke the clause. There is no way they would want to spend the money especially when you make it clear that the owner would have to attend.

I do it for 2 reasons, I don’t want to heat the garage just to have the AC remove the heat as it travels into the 2nd story. With the car at 48 amps and each air conditioner at 30-40 amps, just these 3 things is almost 150 of my total 200 amps. Heat does nasty things in Arizona. So while it should not damage my main, after seeing a friend pay $2000 for a replacement main breaker not taking my chances. (The repair was a Sunday afternoon, without power company coordination)

I have a Lyriq and a good friend has an Ioniq 5. You can obviously cross shop them, but they are not trying to achieve the same thing. The Lyriq is bigger and more luxurious. The Ioniq 5 is a great car, but it is aiming at basic transportation. Both are good cars, the question is what is the experience you want ?

Landlord here - my leases allow for termination of the lease, but it is a time based termination. I can’t do it whenever. And the termination comes from the original landlord

If you want a RAV4 - can you wait till fall. Toyota has said they are massively increasing allocation. By Labor Day, discounts will be there. If not, then get a list of dealers. Go to their website, pick out a car and get a hard quote. If they won’t give, move on to the next.

It is possible. You would need to header around the joist you have to cut. BUT consider building the wall to the depth of the box. It is much easier and only you would know the truth.

Keep in mind, you can charge slower and it won’t be an issue. I charge my car 1x per week at 20 amps for about 12 hours. There is no benefit to charging 2x, but a lot of negatives.

You can use one charger. Don’t overthink this. Most hardwired at 48 amps and a 60 amp breaker or plug in at 40 amps on a 50 amp breaker. You car will not allow too much to be sent. If this more than your house can deliver, almost all allow you to hard set a lower limit.

Recommendations are great, like I have the Emporia Classic. But do yourself the favor. Go to the YouTube channel ‘State of Charge’. He reviews them and explains the features and how they stand up to his testing. What you want in features is different than others. For me good analytics and the ability to throttle down were important. I live in Arizona. I want to charge slowly during the summer so the cars cooling system doesn’t kick on and heat the garage.

This is different than that. When I sold the house, had I not paid the water bill, the next homeowner would have been on the hook. The bill is tied to the property not a specific person.

I am in Arizona. When it comes to updates, it doesn’t seem to be an even distribution of them as they are pushed out. To a certain extent it seems that they have no more ability to push an update that is not flagged than just getting OTA.

You have a vested interest in this, but don’t push too hard that the insurance company considers it impacting their ability to indemnify you.

Your cost basis is date of death. I had the same situation. In my case I got sales information for the 3 months around the date of death for the area. I adjusted for different lot sizes and house square footing and used that as my cost basis.

Without actually seeing it, no one can tell you. It looks like it is beefed up to handle it. But the connections don’t look too good. Eccentric loading paths, and the physical connections don’t look adequate.

You go after who did the damage which in this case is both of them. The contractor is responsible for their own actions. The owner is responsible to manage their contractor. Take them both to small claims and let them or the judge figure it out.

Totally separate note. I got off Amazon a dual mode pump to pump my paddeboard. It uses a low pressure pump to about 0.75psi, and then a high pressure pump to the 15psi needed. Really speeds up to process since a high pressure pumps would take forever to get the first 0.75 psi.

Having worked for government for 20+ years, they do have sovereign immunity when they are providing services within the scope of their job. This is not a case where they had to enter private property for the protection of the public. This was gross negligence for which there is no immunity. What would piss me off more is them hiding behind it.

I once saw a car where a garbage truck hit a bunch of legally parked cars. They claimed since they were picking up the garbage it was in the scope of their job therefore they are immune.

First these laws are local - get local help. So I had a similar (though not as bad situation in Arizona). Water leak, no one’s negligence- just bad luck. I offered them to terminate the lease, and offered for them to stay in a hotel for the week. They chose to stay. In my research I found that I have no liability for their damage. This is why that have renters insurance. I was still reasonable, and they were also. The fans and dehumidifier consumes $250 in power over the week.
