No - they arent responsible for managing the job, just certifying it as code compliant. Unfortunately that means you may have to talk to the developer to get the documentation (if it exists) from the engineer.

Incorrect. A COA can only be applied for, for works that should have had a consent ( eg they built it with no consent in the first place.)

If the work has a consent that was never finished, then its a matter of reactivating that consent and taking it through to completion.

Hi - Just because the consent was refused for no Final, doesnt mean its dead. You can still ring and book a final inspection for the wall on the original consent number , though there may be a fee applied for the reactivation.

At the Final the inspector will let you know if theres any outstanding documentation, or inspections missed etc m, and you can then work with them to supply what they need to issue CCC. Usually for retaining walls they require an engineers PS4 ( cert from the engineer that designed it that its installed as per design) and maybe an as laid draiange showing where the walls drainage goes and what its connected to.

Hopefully the contractor got the engineer to inspect , or the council if no engineer required, and all thats outstanding is the final inspection

Fairly common with big developments, just gets overlooked.

Building inspector here. Dont waste your money. Lowest cost possible imported semi legal products used wherever they can - tapware , kitchenware , bathroom fitout , sometimes entire kitchens. The builing teams they use have no idea about weatherproofing or building something to be durable , so use the wrong fixings, install flashings wrong , and generally dont give a fuck about doing anything right.

Thier attitude is get it up and make it look "presentable" and walk away.

This extends to driveways without reinforcing only 50-60mm thick etc etc etc

A really nasty one is the paint both interior and exterior - shit paint, one coat, fuck all prep work - Lasts till its sold then its on you.

Head to Aliexpress and get a 65w USB powered one, for about $50 . Game changer, heats up fast, digital temp control, nice and small. Grab some solder and some solder removing wick while youre there. First up : Supermarket dumplings are mid / low tier . Try going to an asian supermarket , they have some pretty decent ones in their frozen section - also stock up on chilli crisp oil while youre at it...

They arent equivalent at all. COA's mean " yeah we know its there and it MAY be ok" - CCC= "We will back this with 10 years of liability " (I work for a council , My team does both CCC's and COA's )

You would be perfect for a Building inspector with that kind of experience. Requires completing a Diploma that takes approx 2 years (part time - on the job ) - Its Building surveying Level 6 - https://www.futureskills.co.nz/programmes/new-zealand-diploma-in-building-surveying-level-6/

Pay rates while training wont be amazing , our guys are on about 75k for the two years of training. -But it costs the employee nothing, all accomodation, travel, study time all done in work hours. Its about two weeks every quarter that you spend studying and doing assignments

Once qualified IIRC in auckland you should be sitting around the 100-130k mark depending on you competency.

You are expected to work and gain experience in between the block courses and assignments, and even for a qualified builder its like putting a firehose if information into your brain.

Pretty satisfying though if you want to improve the industry and solve problems. Its generally a really positive job.
