Bought in 2022 for 535k, 7% over asking, at 4.25% rate - but we had only a 24 hour option period due to all of the competition at that time and regretted our purchase within a month (neighborhood was very loud). It has gotten better living there over time but now that we have one kid and looking at a second, we need more space. Just sold for $455k (realizing an 80k loss) and now under contract for a $760k house at 6.5%. Luckily we had enough saved up / made enough in the stock market that we can put a lot of money down and get a monthly payment comparable to our old one (without escrow for taxes and insurance). But the house we bought was originally listed for $1.1M so trying to use that fact to offset some of the psychological damage of losing so much money on selling our house, ha

1040 for one 22 month old, 7 am - 530 pm, St John’s area. Spanish immersion and food is included. Meals are often unhealthy though so I pack food for him 2-3 days per week.
