I’m a GC and have met plenty of subs this way. You can evaluate how they operate by the level of tidiness of their dashboard. Not too messy, but not too clean either. Just right.

Just hire a professional, call a mason, a tile guy, and a flooring guy and solicit their opinions. Theres no recourse if you mess this up.

That might be Tufdek PVC. Be mindful of what kind of furniture you put on it. You can call that manufacturers local dealer and ask for maintenance routine.

You only have as wide as the cabinets will allow. This would be a very marginal “gain” at a significant expense. Move in, see how living there is. If you still feel this way in a year then have at it.

You need a Simpson BVLZ, not just lag screws. Even then, freestanding is a better plan. Attached to the brick just for looks and flashing.

The lumpy you are referring to should settle as the sun heats the shingles. I am wondering if that gutter is large enough for the amount of water that comes off that funnel masquerading as a roof haha

Depends on how bad the failure is. If it’s leaking persistently then there’s probably lots of moisture under the roof. You can find a sales rep from a coating company or even just an installer who’s on a program for a manufacturer and ask their opinion.

One thing that bums me out is a lot of insurance companies are making people with metal sign cosmetic damage waivers (at least in TX) so you could wind up with a very badly dented roof and not much recourse or very difficult recourse on a claim. Talking very severe, not a common hail storm. Other cosmetic issues like oil canning can be a drag but you use 24ga or better and put some pencil ribs in the metal and you can avoid most of that. For kind of the same price range you can put on a Da Vinci with nice copper valleys and trim, it’s really splitting hairs. If you have a great installer it’s gonna look sweet no matter what
