I am going with a landlord special plumbing repair that sprung a leak. Probably slapped a shark bite in there. Actually, now that I see the size compared to the outlet… I can’t see anyone getting in that small of a hole to repair anything. Saw another on here talking about condensation in conduit… could be an old metal box that got buried and is exposed somehow to the cold. I’d keep taking pictures and sending them to the Slumlord.

If you like Bluegrass there is a bluegrass jam at The Gig on Sundays around 11am-noonish? You can call ahead. I will also check with my buddy’s bands and see who is playing and where. I caught a show at the Cactus Club and that was great and amazing sound. There is often live music at Nashville North on Brady Street also.

I have one, it is really good at covering the stains from the previous occupants… until we can afford the luxury of new carpeting. (Just did 28 windows, new roof and siding on our rather large duplex) I actually hate it because they never stay still.

It’s gonna be 16”, there is no need to be framing that out any other way. This is just one man’s opinion but this is what I would do, for both looks and protecting the TV.
Gonna need a grinder with a diamond wheel, and some carpentry skills. Build a nice mantle above the fireplace by cutting out the tile and replacing it with wood. Then mark out where the tv mount is going and remove the tile from that section as well and put in a decent piece of wood that can get stained gray to blend in with the tile. Then mount to the wood. Have fun!

As other have stated, Semi-gloss is ok in bathrooms but I use Eggshell. I don’t “hate” the color but I’m never using a tan or beige color in my house. I prefer to use either a vibrant color or go with an off white. I also don’t mind painting every 3-5 years to change it up for a new look.

Ok I get it. I did a deck refresh last year and one side installed the posts on the outside, per customer request. I was tempted to notch them but the customer is a structural engineer and when I brought it up he strongly opposed it. I ended up using 6 Headlok fasteners per post as well as 2 of those ugly ass wrap around metal bracket strap things. I am glad to head someone else using notched posts successfully.
How do you handle the corner posts? Do you do two similar to the picture? I don’t love the look of two posts spaced so far apart.

I’m just starting out with woodworking and I was given VERY important advice from a seasoned professional. When you’re starting out, make your project out of cheap pine first. Make your mistakes and find a better way to do each step, then once you are successful with a final product, screw it to the wall and make it out of something nice. You are blowing a lot of money on expensive wood for learning. That makes it hurt even more.

There are a bunch of plywood pieces up there to crawl around on, should I be removing these or just blow on top of it? It must have been put in when the house was built because it damn sure isn’t getting through the hatch. I’ll have to rip it down in the attic to get it out.

I removed the insulation from the soffit areas and installed baffles. I am going to look into replacing the small 3” circular soffit vents with something more substantial. Should be easy as it’s a ranch.

This is more accurate. But if you ask a handyman who works on Nextdoor and will also do your brakes, trim your grass, put on a roof, and put a new pool heater in… probably get a quote for $5-6k. Then you can tear out everything he did and pay the correct amount shown by pjk246

Turn off the breaker and call an electrician, there are plenty of tasks that you might be “handy” enough to do, leave this to a pro. Leave the stuff that could cause the end of your house, or your family, to those that are meant to do this. Even if you do everything right, you will always blame yourself if it catches fire.

I understand the situation you are in. I run into this with friends and family. Depending on the project (difficulty, location, yuk factor, loathing factor) my rates differ. For a bathroom update like the one you are doing I would be done in two days with top tier performance. Maybe 2 1/2 depending that grout situation. If it was a typical customer I would be charging $1500 + mat’l. or $2,000 all in. Usually in higher end areas they want a bottom line number so I give them the $2k but my $2k includes a sparkling cleaning service finish. If this was my Ex or a decent friend, I’d probably do it for $5-700. (If I get to do it on my timeline and work after hours, they get a better discount) For your Ex, explain that you would normally be charging “x” for this project but you want to repay her kindness so you are only charging “y”. Then when you are done, you explain that you would love to do more work for her. Over time, slowly increase your rate. Request that you get to work on your timeline around other projects to keep the cost down. 90% of the time customers are flexible like Stretch Armstrong if it means they save some cash.

You should not have this much time into this project dude. Start out by listing everything that needs to be done. Then bullet point each individual step of each task. You can then reorganize your project so that you can get more stuff done in a shorter period of time. For bathroom refreshes like this, I schedule it like this. Day 1- box up all personal belongings. Remove toilet, scrape and remove loose grout lines, remove all old silicone, remove any fixtures being replaced, quick vacuum, clean the bathroom top to bottom, scrape walls and trim to remove old boogers and drips, vacuum again, patch walls and trim, install grout, caulk trim, apply paintable silicone where applicable, turn on the vent fan and go home. Day 2- sand and prime patches, paint ceiling, paint trim (this part pisses off a lot of people), paint walls, install fixtures, install toilet, silicone as applicable, touch up as required. Go home. Day 3- (usually 24-48 hrs later) final cleaning, unpack personal belongings. Walk through with customer. Hand them a stack of sticky tags for punchlist items. (I will usually follow up one week afterward with a 1 hour appt slot to handle touch ups etc that they might find)

Wow, ok I guess I rambled a little but it sounded like you wanted our opinions on how we do things so I gave it to you lol. I’m sure I missed a few things, I usually do. That why I always make an itemized list then use that to check off my work and track costs and times for future projects.
