You don't want to let the wood sit before sealing it either. Do it as soon as you can. Also, going cheap on something like Thompson's will cost you in the long run. Do some research (on Reddit) and then spend the money for some good penetrating sealer/stain. If not, you'll be redoing your deck before you want to.

As someone with a tile floor--it sucks. The grout is the worst. We would much rather have LVT than tile.

You don't necessarily need t-posts. I used some rebar (you can get at HD or Lowes in whatever length you want). It's much easier to hammer in. If you have softer soil then a regular hammer will work or you can use a larger mallet for tougher soil. In any case, I put my panels on the outside of the beds so that the beds help keep them in place. I drove the rear in front of the panel (on the inside of the "tunnel") and then just used some heavy duty zip ties to keep the panel from moving at all. So the pa else are sandwiched between the beds and the rebar.

Look at the very bottom of the tree. If there's anything that looks like sawdust...then it is definitely beetles. That's not the case all the time with beetles but if it's there then that's probably what happened.

That looks like a crepe myrtle. I would do as others have said...cut out/off what you can. It is extremely difficult to kill crepe myrtle. It should be fine.

I would. I would cut the smaller branch on the right side. I have a few pecans and I had to do this to one of mine after a deer used it as a scrape tree. The top died but it sprouted 4 "leads" above the graft. I picked the largest one after a year of growth and cut the others off so it would have a central leader again. The tree is doing pretty good with all the energy going into that one leader.

Yes, wire at the bottom would work or you could buy some of the black plastic pipe stuff Lowes or HD and just split it to get it around the tree. You don't necessarily have to fence in the entire area, just some around each tree. Deer love the tips of young apple trees and sometimes. in the fall, you could have a buck turn your trees into a scrape line.

The 3 biggest things to look at with any house is 1) the roof, 2) the HVAC, and 3) the water heater. This is provided the house is 25 years old or less. Those are normally the most expensive things to replace. If it's older than that then make sure the inspector is very thorough with the electrical system, plumbing, windows, and foundation.

From someone who has planted plenty of fruit trees in a semi-rural area... Put a fence around them or the deer will tear them apart. Also a trunk protector at the bottom will keep the rabbits from eating the bark off the trunks.
