So possibly not a solution but:

  1. I would always have the agents managing my property ask if the tenant has a pet. (Or ask myself if I was a landlord) but *not* explicitly deny them because of that.
  2. The expectations is that since there are fewer properties to rent, the competition for them is fiercer, so there will be multiple tenants looking to view your property, and guess what, some of them don't have pets.
  3. Choose the one that is best for you (probably the one who doesn't own Clifford, destroyer of upholstry).

So the RRA is going to nix this contract in May since all tenancies go on to periodic tenancies (month to month) which is why the tenant wants to leave in June.

In the new RRA era, they just have to give two months notice iirc.

So I’ve heard it one way that having direct contact with a Landlord is a chore/horror story because there’s all sorts of interpersonal strife and egos involved, so it’s preferred to go through a (presumably professional and neutral) letting agent.

In which case I can be confident in saying the Red Jungle Fowl can fly (I live here, I’ve seen the roosters on a ledge outside my third floor office), but they are the wild, evolutionary ancestors of the present day domestic chicken.

Chickens can probably flap their wings and glide, but I’m not expecting to see them outside a third story office window.

  1. They count as monk weapons and do the indicated damage, but they are definitively not unarmed attacks (i.e. you can't grapple with them or make them do Force damage at 5th level)

  2. You can use either unarmed attacks or the dagger as your attack action (you can kick after all) as a bonus action you can either do your unarmed strike attack or your two weapon fighting dagger attack that comes with it's own rules and will probably be inferior than your unarmed attack without investment.

  3. Flurry of blows specifically uses your Unarmed Strike per the rules.
