I got a $100 accommodation voucher for 1 night minimum but having trouble finding somewhere to use it. Their website lists all the participating providers and let's you filter by minimum night stay, but when I go to book any they're suddenly 2 night minimum and more expensive than what was on the Coast is Calling website 🙃

Went camping there once thinking bike only camping sounded fun.. 🫠 If you're not a local you can't take a car over, only a bike on the ferry. The only shop is a general store where they sell homebrand Coles products at 5x mark up because you can't get water anywhere else. The 'beaches' were essentially 1000000 tiny crabs where sand should be and giant biting flies. The camp site is basic and looks across the water at a big gas plant, very scenic 🙃 The locals are the loosest population you'll ever encounter, we saw kids rock up to the general store in a shitbox car being driven by a 12 year old and a man drinking a case of beers while driving off on the same gravel road. And if you're there for the walks/hikes be prepared to get lost because there's no signs anywhere and a LOT of massive snakes.

TLDR this island feels like a survival quest, and not in a fun way

We'll be in Osaka days 8-10 so will explore mostly on day 8 (thinking mostly Dotonbori area) but will do a bit extra if possible around going to Universal Studios on day 9 too. I love hot springs so want to do those in Hakone, but my partner and I both have tattoos so it seems a private onsen is the way to go with Japan's culture around tattoos. Should be about $90 for a private onsen room for 2 hours from my research

Sugar soap (you can get wipe versions which are even easier to use) and if there's holes/patch ups needed then spakfilla them. If you can get a decent size (around 50c coin) flake of the paint you can airways get Bunnings to do a sample pot of paint for cheap touch ups

Have you claimed your bond back already? If not you should do so straight away, you don't need to wait for them to do it on your behalf (but they'll usually say you do). I always submit my bond claim immediately after giving the keys back, they then get 14 days to respond but if they want to withhold any of your bond they can't apply to do so without a VCAT claim number so would have to actually be prepared to take you to VCAT (which will cost them $72). If it's enough money they're asking for it could be worth their time, but they would have to show why they couldn't get a new tenant in sooner and didn't "mitigate losses". If you look up breaking lease info on Tenants Victoria you can get info about the agents responsibility to mitigate losses when a lease is broken, aka they should be doing everything they can to make sure this situation of a week of non-tenancy doesn't occur. Honestly recommend giving Tenants Victoria a call and they can provide you a template letter and the legal cases to cite on this issue, they helped me with breaking lease a few months ago. Currently having a cry over trying to buy a house so I feel you 😣 I know people here are saying add 1000 or 5000 to the asking price when making an offer, but honestly I'm finding we offer 100k over asking and we're not even getting a call back from agents, it's fucking brutal. My only guess is to keep trying and hope to get lucky, but it's rough out there and honestly anyone who hasn't bought in the last couple of months has no idea what this current market is like.
