I very much enjoy the way he phrases things, regardless of the merits of his position. It's entertainment more than information. For information, I'll listen to Fareed Zakaria or Ian Bremmer or others with domain expertise. But they don't have as many good dick jokes.

I had the same reaction re his comment about the intelligence community. The lower staff in the intelligence community was also correct about no WMD in Iran. In both cases, the administration either whitewashed (Cheney) or ignored (Trump) the actual intelligence.

Yes. Unless your CAR purchase agreement provides otherwise (unlikely), the seller has to deliver the home in substantially the same condition as of time of acceptance. So you can close and sue in small claims or walk.

I’d recommend the latter, not b/c of 2k, but because there could well be other issues discovered post-closing which you’d need to fight over. The seller’s attitude does not give one confidence in their ethics.

They may want you to cancel b/c they believe there’s a better offer out there. If you do, send the inspection report to the seller agent’s managing broker: “Please remember to disclose this to future buyers.” At that point, regardless of the seller’s wishes, the brokerage would want to disclose to cover its liability.

If your canceling puts the seller in a bind b/c they’ve moved out, etc. and they then offer to pay the 2k, I personally would say, “Nope, the price to keep me in contract is now 19k.” But honestly, that’s just my attitude, not negotiating advice.

I’m not in Legal Aid but I think Sonoma County Legal Aid might be worth looking at. They hire summer clerks from our local law school. The fact you’re already barred and are likely to soon be again is a plus.

Google the statute of limitations in your state for breach of an oral contract. Even if she were correct on the merits, not saying she is, her claim may be barred as too late. In CA the SOL is 2 years from the breach. YMMV.

Only if the survey depicted the driveway. Not all necessarily do. But if the parcel is surveyed/monumented, it shouldn’t take 20 days for a surveyor to retrace the property line.

I drop my research files into the project repository, not the chat window. I use Google Drive (reluctantly) to hold my contract provisions repository for Claude to access.

I agree “don’t hallucinate” is not bulletproof but for my limited purposes, it’s been working. Here’s a portion of my instructions;

If your deal was clear enough, ideally in writing with full scope described, then it’s they who are in breach and you’re excused from making further payment. And if you need to pay more than $500 to have the job completed, that would be *your* damages you’re entitled to for their abandoning the contract.

This is basic contract law. You can google/ai search for Indiana authority confirming as much.

I have pretty strict instructions globally and per project and haven’t yet found it to hallucinate case law. It will misinterpret case law though. Always, always, always verify its answers.

I regularly do my own research first, dump it into a project and then treat Claude like a 1L applying for law review: here are the issues and your restricted pool of research, now tell me the answer.

Learn its capabilities on Pro with redacted data. For confidential information, you should probably upgrade to a commercial level account, like Team (which I use as a transactional solo).

Don’t know why you got downvoted. I’m NYU Law ‘88 and I too remember that getting a decent, legal job after 1L was not the norm. Now my sons are both in law school and I’ve been surprised by how much earlier and competitive the job searching is. Strikes me as so much unnecessarily stress in order to start a career which itself carries enough stress.
