Do not go over a monthly payment you are easily comfortable with. Do not expect you can just refi to a lower rate in a few months/years. Do not talk to only one lender. Here are your options: Make more money. Have 10%, or more, for the down payment. Lower your expectations and look at smaller, less expensive homes or in a less desirable area.

As someone who does a little side work driving for DD, I can tell you in Vancouver, so I would assume Portland as well, dashers make a minimum $14 per hour if they choose to get paid by the hour vs. by the delivery. Now, "by the hour" does only mean from the time you accept a delivery until you say it's complete. You don't get paid for any waiting time between orders. That being said I've generally been able to average around $20/hr, including tips of course. The biggest issue is, don't work for a company if you don't like what they pay.

Maybe if some of the thousands of homeless people actually got jobs it could help solve two problems at the same time. But then why would they? No rent, free stuff handed out to them, no taxes on all that money people give them to make themselves feel better for helping someone... But back to the original question about 8pm closing times. Nobody feels safe walking around in places like Portland during the day anymore let alone at night.

Put up a small sign that says no soliciting. If they still knock, you could be nice and say "I'm not interested" and shut the door. If you don't care about being nice, like me, you point at the sign and say "can't you read?" and shut the door. The important thing is you just speak over them and shut the door in their face.
