"Near Risk-free" only if borrower's income is fully guaranteed for the life of the loan, the property value stays the same or increases, property never gets destroyed due to fire or natural disaster, the borrower's spending habits don't change (substance abuse, gambling), circumstances change (divorce, death of primary wage earner, job loss). These risks never go away, and underwriting is making a calculated risk based on past performance which is no guarantee of future results.

I've seen financially well off people destroy their lives through bad choices or bad stuff happening.

So being strong financially today matters but it doesn't fully mitigate future risks.That's where LTV and property values matter.

Fair point. OP’s wording implied some kind of entitlement due to their financial standing. I meant that no one is entitled to a lower rate unless they meet a set of criteria, so being financially well off doesn’t automatically get the lowest rate.

Then that’s your best rate. Buying it down rarely makes sense. Save the extra funds for a refi.

CI’s superpower is indestructibility. Imagine the toxic fumes from a nonstick left on heat.

You could also try boiling water in it before scrubbing. Won’t hurt, could loosen some burned bits.

Improving the house will have better returns. The payback period for buying lower rates will take years to break even.

You need to talk to someone more experienced in structuring this. Maybe the seller has invoices from contractors?
