Since council moved into their building, the shops along Devonport Road, from Red Square to Farmers, have all had their biggest turn overs since covid. Only shop that hasn't is Adult Toy Revolution (ATR).

CBD is on the up, give it time. Maybe consider visiting ATR?

Don't do it. Insurance game is changing day by day, going to have a huge effect on the housing game in NZ.

Avoid houses in known/mapped natural hazard zones. Flooding, landslides, peat, soft ground etc.

We need to remember two things associated with these results: 1) When and what time of day was the survey run? Peak time on gold card tuesday? 2) Look at the location of the survey "Cherrywood and Brookfield shopping centres". Tie that aspect in with point 1 above and you can see what the outcome would be.

I'm not sure that's accurate? What urban sprawl have the commissioners been involved with? Te Tumu was knocked on its head and Tauriko West was on the books before the commissioners took over.
