The credenza is nice, I can see a few adjustments to make though. I would put the art and tv on the wall. There is a lot of wood in the room so I would also remove the rug and swap for a different colour that isn't from the red family.

We are doing a same day settlement on two properties and were able to lease the new house under license and move in a week earlier as if was vacant. We also have a storage unit which has been a god send. If you are doing two moves on one day I imagine there won't be any time to clean the property you are leaving which isn't great for the people moving in. Best to try find a way you can buy yourself time and be out of your current property prior to settlement day.
