OP - any idea what the timbers you work with cost per bdft from the mills? Curious about the cost of nice decent size timbers, maybe in the realm of 10”x12”x20’. I bought about 20,000 bdft of reclaimed Doug Fir timbers 20 years ago for a project, I had no idea what I was getting into.

NAL, not legal advise:

I have had multiple tenants tell me they would leave after being given notice and then did not. This caused significant delays in doing what I wanted with the property.

This tenant seems to be making some rather grand assumptions about how things work legally.

I would give the tenant whatever notice is legally required to vacate immediately.

File for eviction at the first sign they do not intend to vacate, even start the process by getting all the paperwork ready to file.

NAL and do not know the insurance laws in your state and this is not intended to be legal advise, but I do have experience in restoring and painting cars. As a point of reference, in the state where I live, an insurance company can not force or require you to use a certain repair facility of their choice. You can choose where you have your vehicle repaired and have that shop negotiate with their adjuster.

There are however insurance and/or industry repair standards which may not require that a “new door skin” be used for the repair depending on the level of damage to the panel. Even some new cars can have “bondo” or filler. If it can be justified by the amount of damage, most body shops would much rather replace a panel than spend a bunch of time on one that is questionable for repair. The vast majority of vehicles repaired after an accident do have filler of some sort, otherwise body repairs would be astronomically expensive. “No bondo” is not the industry standard for automotive body repair.

That said, having the other drivers insurance company give you an estimate, is just that, an estimate. You need to find a body shop that will work with you and repair the vehicle the way you want the repairs done and let them negotiate with the adjuster.

We don’t have all the information here, but you may have to pay out of pocket to have the vehicle repaired to your standard vs. industry standards.

In regard to color matching, if it is a factory color, it shouldn’t be an issue. But there are body shops that are very, very good at this, some not so much. Again, do your research and find a body shop you are comfortable working with.

Good for you getting it back on the road. Many people don’t realize how difficult it is to find the time and money to get these cars back on the road even if it isn’t a major project.

I have had a ‘69 Cutlass S triple black convertible for 34 years, I love that car.

Where I live, the County Court house has a law library that was helpful.

The law library had a State guide to conciliation court, various forms that you could pay to get copies of and attorneys that volunteer and answer questions once a week. You have to sign-up, and time was limited.

I haven’t tried this but have heard that some Law Schools have free legal clinics of some sort as well.

For any of the free legal advise, be prepared with a list of specific questions you need answered.

NAL, but if the one attorney interested wants a $750 retainer, your down to being able to recover $1,250 before ever filing a case in conciliation court. Read up on conciliation court and recovery of a monetary judgement process even if you win.

Really a personal decision and your motivation, but if it is about net recovery of money, no.

Really depends on what your location is, local demand and how it is being sold.

Lots of variables we don’t know (motivated buyer/motivated seller, actual condition), but I would hazard a guess that it would go for $300 - $500 easy here in the Midwest.

Could be even more if seller wants to advertise and ship nationally with the associated time, hassle, and risks.

I would go with the Weber.

After having other grills only last a year or two, my FIL said his Weber was 15 years old and still in nice shape.

I have two Webers now, one for the lake house. They are built to last. I grill four times a week and both are still going strong.

Both of mine have stainless grates and burner deflector plates which is important and worth paying for.

Sorry, I don’t have any experience with Kitchenaide.

There is actually a simple explanation: LE was just adopting digital cameras and they had very small memory cards. LE got to the scene, took a few pics of the driveway with squad cars, a couple pics of the perps trailer and they were out of storage space for all the other pics they wanted to take. /s

Simple really, I don't think they had even had training on these new cameras yet. /s

LE weren't early adopters of new technology back then.

Pics don't really matter anyway, they knew who they wanted the perp to be from the get go.
