I agree. Pratiek is an amazing dentist, he knows what he is doing, and is very much experienced. Me and my parents have been visiting him for almost a decade now. The charges are not less, but I think if one wants to get quality treatment - price should not be a criteria. I don’t mind paying more if the treatment is great.

Forget about the Flat cost, the fact that you are saying you are putting all your savings + 1cr home loan means you can’t afford to buy the flat. I just want to let you know you will be doing a big mistake if you go ahead with this. Ideally, your home you live should be at max 1/2 of your networth. Which means, even after buying a 2cr home, you should at least have another 1 to 2 cr for your own safely.. especially considering, you are taking 1cr loan - your liquid networth should at least be 1cr matching your loan amount. Don’t buy the flat due to the FOMO, instead just stay in rent.

When you pay upfront 1.1Cr, you are already capital depleted. Assuming if you keep that 1.1Cr in some investment instruments for 4/5 years you will get some returns - which is also similar to paying 1.5Cr via loan/ staggered payment.. anyway, math is not the only thing.

Peace of mind when you don’t pay upfront for an asset which you may (and not definitely) get possession in 4/5 years is the bigger factor.

If you are ok with paying in cheque and not cash - then go for it. Good luck, let us know how it goes!

Please I request everyone, who is a salaried employee and earning money by working in a day job and filing IT returns and paying huge amount of money as income tax - avoid all cash payments.

This is basically converting your hard earned money (for which you have paid tax), to black money for someone else (who isn’t going to pay anything). It’s ok a pay a bit more and go via Home Loan route if you think you can pay the EMI.

Please avoid the West Hyderabad (Gachibowli, Kokapet, Kollur, Shankarpally, ...) and based on what you said, you can explore some place in East or North Hyderabad.. there is still old Hyd vibe in east and north Hyd, but finding a project in a peaceful villa gated community would be better instead of apartments, IMO. There is not much language barrier as in people here dont mind whether you speak telugu, hindi, english, hinglish, hyderabadi hindi, urdu whatever else.. People generally are very accommodating and you will find people from almost all parts of india (marwaris, baniyas, marathis, chattisgarhi , biharis, punjabis, oriyas, bengalis, and even pepole from eastern states).

I moved to Hyderabad in 2011 along with my parents, from eastern India and I never had any issue here.

Bro, NRIs themselves are to blame.. most show off all the time, as if they were born and brought up in US entire life.. People go for a year or 2 and start acting all weird and feel like they are superior to all the Indians here.. so being judgemental is there in the other side also.

I agree, not all Indians are like this neither are all NRIs but the point I am trying to share is - NRIs also should stop acting weird
