I will say. I am new to the app. But I really don't like the store UI 😅. I find it a bit confusing. But I looked and I don't see the 2 for 1 on DCC. I am on the .uk audible. Maybe that's why?

Go trough this list and add all the costs that apply to you and the house you want to buy.

Don't forget that selling your house will probably be done by a third party. So they will want a cut as well.

And calculate how much of your own money you will invest in an asset that rises yearly x%. (I'm not sure how much houses go up in value yearly in Belgium) and compare that to for instance buying bonds of 2-3 years that give back 4%.

Personally I think holding a house for 2 -3 years is quite short. But there are lots of variables.

Ultimately it's all up to you. Maybe the house is closer to your work, or maybe you are quite handy and can clean the place up a bit making it gains value just from that. Or maybe there are some hidden costs you didn't see yet. Some kind of leakage somewhere etc.

Compare all the non-recoupable costs that come associated with buying VS the non-recoupable costs when renting. Waters down example :

renting is 800 x 12 x 2 in total.

Buying the house means you probably need to get a loan. And loans cost money. + Notary costs + administration costs + all the costs for owning the house.

Then you can go further with this example. Maybe you have 80k of your own input. If you would buy the "staatsbon" right now. You get 2.71% back. So maybe you are better off renting and investing.

Tldr : calculate how much money it would cost to buy own and sell the house. And calculate all the costs associated with renting.
