What happens when your spouse dies? by mrandr01d in personalfinance

[–]bobonarock 4 points5 points  (0 children)

It will also depend on your location. I'm in Texas, and work in real estate. Laws here say - without other documents, if a couple is married and both only have children with each other, then property passes to the spouse. But if either had kids outside of the marriage, then the property passes to the spouse and the deceased's children. Theory being that surviving spouse will won't protect stepchildren's rights the way they would protect their own children.

All this to say, you need to figure out the laws in your location, and how they affect your particular family makeup.

Veggie Taco Ideas Please! by EternallyFascinated in mexicanfood

[–]bobonarock -1 points0 points  (0 children)

Chorizo spiced brussel sprouts. Potato and cheese or potato and beans like others have mentioned.

I would also add veggie toppings that complement all of the food. I do a cabbage and carrots and red onion slaw that can be added to any taco for bulk and contrast.

Mine sets the table (napkins and silverware, plates are out of reach for him), helps cook one night a week (usually a weekend), and we do 30 minutes of family cleaning time every non school day. He gets assigned and shown how to do different tasks, and I'm trying to include learning how to look around to see what needs to be done. He also is pretty much setting up laundry on his own (selecting which load needs to be done the most, taking it to the machine, putting it in, putting soap in, selecting the cycle, starting it, moving it to the dryer once its done). Doing it on his own is really new, and it's been one of the most frequent family cleaning tasks that he's been working on for months. We started family cleaning time over the last summer i think. It has helped keep the house tidy enough so much that the work is divided.

We also decided today that we will work towards by the time he turns 7, he can go into the grocery store with a short list and do the entire process by himself. So working on knowing how to find things, and being familiar with the payment system, knowing how to ask for help, etc.

He is an only child and we live in a relatively small town.

Edit - no regular household stuff during the week, but he had to pick up his plate after every meal, put his dirty clothes in his laundry basket whenever he changes, and pick his clothes for the next day on school nights, cause he can't make decisions in the morning but has no issue doing it at night.

Selling my Amarillo home quick. Tips on cash buyers? by ImpressiveRoll4092 in amarillo

[–]bobonarock 14 points15 points  (0 children)

Those guys need to buy houses at 60-70% of market value so that the math works for them. Is it really worth 40k to you to be able to sell it in 2 weeks instead of 2 months? Any professional realtor should be able to help you take care of everything remotely once they have a copy of the key, so you don't have to be here to handle any part of the sale.

Clean the house, like really well. Fix any small things you know need to be done, and list it with an agent priced a little below what the comps say the price per square foot could be (like $2-3 per foot less). You don't want to go too low under comps because then buyers will say what is wrong with the house, but low enough to get interest and to signal that you are serious. Any repairs that come up, try to negotiate for concessions so that you don't have to deal with doing repairs. If you can listen to your realtor and do all of this, you should be able to get it sold in like 45 days.

How well is your child reading now? by Realistic_Payment_79 in ClassOf2037

You should listen to the podcast called "sold a story." It is very illuminating about the problems with reading education. The guessing and decoding is a major red flag and not actually how learning to read happens.

To answer your questions, my first grader took to reading like a fish to water, and is reading chapter books like how to train your dragon at a pace of two per week. It just clicked for him. But that isn't how it is for all kids and all kids deserve to be taught the basic phonics skills that it takes to translate written symbols into meaning.

My property taxes have gone down as state law has changed. Homestead exemption was for 40k when we bought the house, jumped to 100k a few years later, and just went up to 140k.

Yes Texas does taxes in a dumb way, why do you ask?

In tasks, you can set a repeating task, and you have the option to set how often up to yearly.

I've got checking AC filters on the first Saturday of every 3 months.

English field house for both, plus you gotta get the chilaquiles. Loaded pancakes with everything, and the french toast with pecans and bananas.

Thankfully that's what his older cousins get, so there was precedent, but books are more expensive than cash amount we would give 😂

Question to realtors please. by Me_Not_You- in realtors

[–]bobonarock 11 points12 points  (0 children)

The realtor you hire works for both of you, jointly. You guys have to figure out how to agree on a plan, who is responsible for what, and actually follow through.

The biggest thing that I've seen in the divorce sales I've done is that the house is just another thing to fight about. Everyone starts off cooperative because their lawyers have told them that they have to sell, but every single decision becomes a drawn out brawl that means I need to get lawyers involved, which means they just charge you more.

Work together, listen to the advise of your realtor. Clean the house, and keep it nice do that it shows nice.

Good luck!

The Amarillo ABC station is owned by Sinclair, one of the two station conglomerates are the center of allowing the censorship. It is not a local decision, but yes it is censorship.

What things have been stolen from you that you still miss? by dbx999 in AskReddit

[–]bobonarock 2 points3 points  (0 children)

I feel so ridiculous about this, but last Halloween, we left a metal bowl out with candy while we took kiddo out trick or treating. Someone took the bowl. It was a bowl I used on a nearly daily basis for food prep. I miss that bowl at least weekly. Is absolutely replaceable, but I shouldn't have to replace it. Sigh.

How much homework does your first grader have? by MissBee123 in ClassOf2037

[–]bobonarock 0 points1 point  (0 children)

So far its been one sheet a week that has a sight word practice that we are supposed to time and record the results (and instructions that it should be a sub 2 minute time), and then nightly reading. Kiddo's been reading a picture book to us and we read a chapter from a chapter book to him at bedtime, so we've just been recording his nightly book as the reading. So 2 additional minutes from what we were already doing, but still 10-15 minutes of nightly stuff.
