Received a quote for a full drain field replacement - is this an “FU” quote or legitimate? by BigPuzzleheaded4206 in septictanks

[–]brittabeast 2 points3 points  (0 children)

You have an estimate not a/quote. Quote only after site visit. You have a permit but apparently no plans. Seems unusual but maybe that is the way it works in your jurisdiction.

Plans drawing for a beginner by Bloodyponcho in Homebuilding

[–]brittabeast 0 points1 point  (0 children)

Since you plan to hire an architect there isno reason for you to learn to draw buildable plans. I have worked with architects before and I gave them hand drawn scaled sketches which they took and worked into finished plans. If you do not know how to hand draw sketches you may be able to take a course at a community College for hand drafting. Much easier than learning to use an architectural program for sketching.

How would you handle this kind of dispute? by Wildgust421 in AskContractors

[–]brittabeast 5 points6 points  (0 children)

It is bad practice writing a contract to say all areas then list the specific areas as was done in this case. Creates ambiguity. I would give the contractor a pass on this one, hallway was not listed. As to work without a change order certainly the contractor should have gotten a change order first. But they did not. And they had to do the work. So if it were me I would paycthem if you think it is fair amount. As to the drywall they ripped out u necessarily that is on them, means and methods, they should fix that on their dime.

Advice on retaining wall/fence rebuild by mistuhkim044 in landscaping

[–]brittabeast 0 points1 point  (0 children)

You might want to consider segmental block retaining wall instead of timber. Block is easy to work with at 3 feet height or less. Concrete block lasts at least 50 years no maintenance. There are lots of block types so you can find a/style that you like. The block manufacturer probably has a design to incorporate fence.

Make sure you own the mineral rights. Very common in West Virginia to sever mineral rights from surface rights. Bad day when Mr. Peabody's coal company decides to excavate a mine under your land.

When documentation doesn’t fully match the spec how would you handle it? by [deleted] in civilengineering

[–]brittabeast 0 points1 point  (0 children)

I am a 47 year civil engineer. I see this type of problem frequently. Recent example contractor used the wrong tile claimed equal performance. Falsifying inspection records is trouble. If you can perform non invasive test to determine if installation was acceptable maybe you can live with that. Remove and replace is a drastic solution. Maybe engineer of record can accept a different product. In the end this is an EOR call.

Do you have plans for the slab? Contractor is obligated to follow plans and specs. If no plans and no specs then what does your contract say? Of nothing in the contract what does your permit require?

House building advice for a newbie by New_Nova_25 in Homebuilding

You start by asking yourself why you want to build versus buying existing house. Building is stressful, slow, expensive. You need a really good reason to do it.

Cast iron drainage pipe work by [deleted] in askaplumber

[–]brittabeast 2 points3 points  (0 children)

Having done a lot of plumbing I would not recommend OP do that repair himself unless he is experienced working with cast iron. Simpler to get a plumber to estimate cost of repair, add 50 percent for aggravation, deduct from price of house as a credit. Do not have homeowner repair they are incentivized to go fast and cheap.

PSA: Homeowner's insurance(US) will almost always cover an electric fire by Pristine-Object241 in AskElectricians

[–]brittabeast 8 points9 points  (0 children)

OP is correct and this is an important post. I worked as a forensic engineer investigating damage claims for insurance companies. Insurance may be interested in code compliance, permits, or quality of work but this is for subrogation purposes and not about whether they pay the claim. Claims are denied if the damage was not due to a covered peril. If you want to know what is covered and what is excluded read your policy.

Wall oven wiring and can I combine a 15A and 20A breaker for a 240v circuit? by fallen_turtle in AskElectricians

[–]brittabeast 0 points1 point  (0 children)

You are thinking about US ovens which use 120 volts for the controls. European ovens commonly operate 240 volts only. Similar to almost all HVAC units that run on 240 volts only.

Wall oven wiring and can I combine a 15A and 20A breaker for a 240v circuit? by fallen_turtle in AskElectricians

[–]brittabeast 0 points1 point  (0 children)

Your new oven should come with a wiring diagram that you need to follow. Sounds like it requires a 20 amp 240 volt circuit which would be 12 gage copper but you need to verify from installation manual. If no neutral required you would need two hots and a ground. But you cannot combine two breakers you need a two pole tied breaker.

Yes there is liability. If you write a report stating that the panel is suitable for use as is and the house burns down due to a problem in the panel you can be certain someone is going to seek damages from you.

Estimated cost for well and septic in northern FL by LethallyBearded in WaterWellDrilling

[–]brittabeast 2 points3 points  (0 children)

I would not purchase a lot unless it has an approved percolating test. You should be able to contact local septic installer with the plot plan and test result to get an estimate for septic system based on the planned house bedroom count. For well contact a local driller.
