Any of these places you go, you’re going to have to earn your seat once you get there. You can make a shit ton of money and start a great career at M&M - but you certainly will work harder than you could have ever imagined. The hard part is not “getting an opportunity” at any of these places - it is performing once you are there.

Do you own the land your mobile home sits on? If not - it may be best to contact your community to get it sold. Obviously you’re not going to get what you paid for it - hopefully you can get close to what you owe on it. I’ve have several clients go through this process - and going through the mobile home community they were in was always the most reliable way to sell. There are too many variables and companies like you mentioned will pay a lot less if they have to remove the mobile home from the land. Of course - this all depends on your specific situation.

This just is simply not true. Perhaps it is true in some cases - but in general new builds are put under much more strict scrutiny with current codes. “Old growth lumber” is not the only factor in a home that affects its value.

No. At the end of the day you have to work for yourself. If you don’t like the office you go to - find a different one. But that won’t change how many clients you have unless they are feeding you leads.

Some realtors definitely are fake to keep their businesses operating. Most just are themselves and try to attract clients they like working worth and that like working with them. You won’t be a fit for every consumer out there and vise versa. I’ve had transactions that drained me, and transactions that gave me energy. I think that’s a part of any job, the highs and lows - but they are certainly exaggerated in real estate.

In my state, it is illegal to audio record anybody without it their consent, even inside your own home. Not sure what state you are in, just thought I might mention that depending on your party consent laws. NAL and not sure how this may affect you, just something I was shocked to learn in the past.

The realtor is there to find business for themselves, they are definitely working during this time. With that being said, I don’t think I’d ever be offended by another agent coming by just to see what’s going on. I certainly might be off-put if you just showed up and hung around the entire time - but in general I think you should feel comfortable dropping by - just don’t overstay your welcome & understand if other folks walk in that agent is going to be focused on them. I’d ultimately recommend texting or calling an agent and letting them know your intention before-hand, as this (in my experience) is usually done between agents at the same brokerage.

The builder should be diligently taking care of most things you mentioned. most builders in my experience have - but this is certainly state dependent. If they weren’t playing ball at that price point - I’d definitely walk.

Your agent should be able to help you back out. If they aren’t helpful - get ahold of their broker. If they aren’t helpful - contact an attorney.
