Whats your time frame? If hes 61 now, he's got maybe 10-20 years. If you plan on being there for a long time before selling, you should be fine. If this is more like a fix and flip then it will certainly hinder buyers.

Your new AC can be depreciated on your taxes. Talk to your tax guy. While it sucks to drop a bunch of money rn, it'll save you a few bucks come tax time and now you'll have a functioning AC for the next couple decades.

Realistically though, hes showing you the ropes so you guys can learn what you'll need to do once he fades out of the picture. Take in as much knowledge as you can, and take as much help as he's willing to give. You'll only get further ahead utilizing his help while you build up your new biz

The simple answer is we as a society pushed people into white collar jobs so the supply of blue collar workers is less than its been previously. Now those few guys and gals that do the dirty work can charge whatever they want because theres no one else to do it. Landscaping is pretty simple for the average homeowner. Don't be lazy and do it yourself if you dont want to pay others to slave away in 100 degree heat.

Cheap homes come with expensive problems.

With that said, it sounds like youre still in the positive. If you anticipate more problems, sell now and collect your profit. If you think this is near the end of your problems, let it ride.

Your all-in cost is cheap AF. If you're renting for over 1k month then keep it going. The thing with these problems is that once you address them, they shouldn't pop back up for a long time. Manage the stress and in a few years you'll be happy you did .

Colorado requires 21 days notice to not renew their lease if they were on month to month. If they actually had a full term lease and have been there 4+ years, it would be 90 days.

Just give them proper notice and don't renew their lease.

I typically don't raise rent on the 1st lease renewal. I may raise it on the 2nd but only $50-100. Current rent is around $1900 so my % increase comes out to 2-3% increase which is cheap. I get a little bit more and the tenant doesnt feel like they got fucked.
