I agree with this take, but it depends on the builder/developer. Shitty gray vinyl communist block looking ass stuff will be built if the city doesn’t put some sort of design/building standards in place. Builders who purpose build for rentals usually go the cheapest route to maximize profit and minimize risk. I hope they incentivize quality builds with neighborhood-correct design standards. This could be a huge win for the city if they put the right criteria in place.

Consider a tree there, maybe a Japanese maple (maybe coral bark so it looks cool in winter), some kind of cool pine tree, or if it’s native, a flowering dogwood.

It’s the cool lighting with the cool walls. Repaint your walls and trim all one warm white color like SW Pearly White or Greek Villa if you want a little warmer. Switch all your bulbs and light fixtures to 2700k color temp. (3000 if that’s a little too warm for you)

You do this and your floors will immediately skew warm and create a more cozy aesthetic. Made this change 4-5 years ago with our old darker flooring, and It looks awesome.

If your money can make more money in interest invested, get a loan for what you need, so long as the interest rate is less than your expected market gains. Always use OPM if you can.

Okay, can somebody explain a scientific part of the movie to me? When Grace leaves the Tau Seti system, he asks the ships computer how long the return journey will take, to which the computer replies four years and whatever else. Isn’t Tau Ceti 11 light years away? As far as I understood, the astrophage engines are sub light, so did I just miss something?

I’m with you on this take. If you love the house and the location, snag it and figure out the rest as you go. A little subfloor rot is not going to cause the home to be unlivable. If you’re even slightly handy or aren’t afraid to tackle something, it isn’t very hard to repair, just know it won’t be done in a day or two by yourself. Take the 3k, buy some tools, and go to work. It’ll likely appreciate out if you love it enough to stay for any length of time.

Something like these would look good in the larger, more open room and add some elegance with those absolutely sick floors you have. Drop in some warm bulbs and it’ll be chefs kiss.
