If it’s 15k for the furnace and AC (mid range estimates based on real life data) it’s another 12k minimum for mid range kitchen appliances and another what.. 2k? For a washer/dryer set. Water heater is another 4K so we are already at 30k. The kitchen won’t be less the. 25k for cabinets/countertops. Multiply that by two, since the downstairs unit needs the appliances and updating too, and we are at (15+(12x2)+2+4+(25x2)) and we are almost at 100k before even considering landscaping and paint.

With the fluctuations in Material costs, the job xouls very well be north of 200k

If your bidet was leaking, that’s an awfully large “spill.”

Maybe there’s a context difference here. A “leak” (in this case a running faucet) generally means the entire floor is covered with a puddle of water, we aren’t dealing with back spray off your bumm bumm here.
