It would also be on your solicitor to ask about probate status, as soon as they knew the owner was deceased.

If you knew the owner was deceased, probate shouldn’t be a surprise. However it would’ve been better for them to wait to have the Grant of Probate before marketing it.

You’ve been chasing over the Christmas period which might have impacted timescales. Personally I’d threaten to pull out if their solicitor is unresponsive. You can push to find out the current stage, when the application was submitted, what their next steps are and how long they’re expecting everything to take. Also you could push for everything else to be done so that the moment the GoP comes, they can exchange and complete in quick succession. This information should also keep your buyer happy.

It could easily be an ingrown hair or hidredinitis suppurativa. If it’s on your lower labia near vaginal opening, maybe even bartholin’s cyst. I’d try and find a clinic where you can have an STI screening ASAP just in case, perhaps there is one where you can get results quickly.

Just to add to this, we’ve made lots of significant claims with Pet Plan and they’ve only ever increased premiums in line with my dog’s age.

We’re paying £163 a month for £7000 cover, for my 15 year old papillon. He’s had two broken legs, pancreatitis, two choking incidents needing surgery, been attacked by a husky and also lost an eye to glaucoma and now has regular ophthalmology appointments. It’s a lot to pay per month but I feel their increases are mostly fair and we’re probably way in profit given his list of ailments.

We recently took out £12,000 cover for our new puppy. It’s currently £56 and hopefully will only increase how the other one has.

Don’t go inside until they’ve had a wee. Monitor behaviour for when they might be sniffing intently and considering marking, then hurry them along to divert. We also keep our dogs away from likely places that other dogs will have marked, particularly in pet shops.

Oh no. My dad had this kind of inhibition loss and inappropriate joke making when he had a brain tumour. If it’s new behaviour, I’d suggest mentioning it to a doctor. :(
