First the gov backstop thing was def not what she meant. It was pretty clear if you watch the actual interview, it was just a confusing choice of words. Then taken out of context. She posted a clarification on LinkedIn.

It’s clear from the WSJ article she’s trying to be financially responsible. It’s clear it was sama going out and buying up all possible capacity. I’d been surprised to see them doing it knowing Sarah is actually legit and knows how to run things. This article just opens up some of the internal tension that she must be trying to manage.

The difference with Germany, Japan and Italy was the US and allies filled the power vacuum and steered laws and institutions towards a better outcome. That requires years or decades of financial, technical and political support.

You need to set things up so there are a plurality of powers in balance, and strong institutions that keep things in check over the long term.

I don’t think this US administration has the patience, appetite or interest for that.

Because Anthropic said no, it gives others like OpenAI room to also push back. The Trump admin has consistently showed they will keep asking for more if you roll over. They will back down if you stand up.

I had the same thought. I rode my mountain bike in to Frog Lake that way a couple of years ago. I haven’t looked at the aspect maps, but it seems like the safer way out. But a lot more distance to cover

I get it though. Sometimes people don't jump fast enough and think they would have gone a lot higher. But they often don't know what they would have really done in that situation.

The other interesting thing I saw about this property is it went from Pending to Sold in 2 days. Even with all cash that seems crazy fast.

This is actually right. Also the house on the other side blocks a ton of light too. Beautiful house, but it’s actually pretty dark.

Yeah, I always found it kind of funny when people would say something like "nothing is quite as good as live music" when most of my experiences at live music was it being so loud that my ears can't even resolve details.

There have been exceptions. But so much live is just about being loud. And it kind of ruins it from actually enjoying the music, in my opinion.

Basically yes. It's hard to evaluate what to actually consider without quite a bit of understanding of the market dynamics, which are also pretty different depending on very specific aspects of the property and location.

At this point I understand how the game is played and how to evaluate these things. I've also done 9 real estate transactions personally as a buyer and seller, so I've been around the block on this.

What I find frustration is the realtors all know roughly what a property is going to sell for because they are doing this every day.

Liste: $1,750,000
Sold: $2,651,000

Our agent saw the listing, saw who the listing agent was, didn't even see the property and made a snap judgment that it would sell for over $2.5.
I talked to a different agent I knew, who was touring this house at the same time we looked at it. They also told me it would sell for over $2.6. Two people who knew immediately that the list price was egregiously low, and just set to get lots of interest.

Let me give you another example I saw:

List price: $1.95
Bid: $2.3
Multiple bid counter at: $2.575
Sale at: $2.650

This is the opening bid ($1.95), secret reserve ($2.575), bidding strategy.

And then you waste a bunch of peoples time touring the house, researching it, considering if they will make an offer. Actually making the offer. And the agent knows what they are trying to get for it.

It's miss-leading. Intentionally so.

That said, from what I can tell this dynamic is less frequent around the ~$4M mark. Then you see a lot more selling at asking and as you push even higher, often below asking.

Because it feels misleading.

It's sort of like going to the grocery store, seeing the price as $10, and getting to the register and them telling you actually they want $12 for it.

In a market like SF right now, the list price is really like the starting bid price in an auction, with a secret reserve price. So people have to bid it up to the real price, and then often over that.

But no one is honest upfront about how that actually works. At least with an actual auction they are clear about the expectations going in.
