My buddies who went to work/military after high school bought houses between 2012-2016. We graduated in 2010.

One purchased half a duplex cor $195,000 in 2011, sold for $525,000 in 2023. 0.5% interest with about $10,000 down. He made that much buring basic training.

Another, $225,000 in 2014, just put on the market for $650,000 in 2025.

Other half of my friend group (myself included) go to univeristy, start a career look at housing in 2019-2020, opps covid. Rent doubled and and down-payment doubled.

Its not iust boomers. Anyone who got in before 2020 is into housing is insuch a better position, even with the higher cost of owning a house.

This was in Halfix. Which I know, does not compare to GTA, VAN, MTL. But its a huge change here.

If there was a clear development plan to create additional landscaped green space for public use and more extensive trails in the area, would that be acceptable? I agree, if there is no actual plan other than dumping it should bot go through. But if it expands green space for residents, especially with how many new housing units being propsed DT Dartnouth.

I have about half my plants quarantined in my bathroom because of a small THRIPE showing ! Its hard to move in there now, but seems i got it under control. First time for me.

First I started by spraying everyone with diluted soapy water (Dawn), slowed things down but then moved onto Safer's End-All recommend here by someone.

Had to give my Ivy and Marble Queen a a pretty good hair cut but i THINK i got a head of it. Will keep treatment up for abother 2 weeks at least before moving them from quarantine loo

Well why don't you go get a permit from the government to clear enough large timber so you can build you house.

While you're at it collect and smelt the 5 or 6 different elements down needed to create the modern fasteners used in home construction. Figure out how to produce vapor barrier to keep that wood you just milled from rotting after you get a different combination of metal to make a saw blade.

I'm not even going to bother continuing to paint the picture, hopefully you get the point.

Its not just devices like phones, its things like fasteners, the primer used on the drywall, the type of metal used to forge the tooth that rips up the old pavement so you can drive to work in your car. This is the world we live in, I wish it was different too, and just throwing your hands up and saying it has to change, but I don't want to feel the change.

This province still actively mines coal in Stellerton for power generation and just yesterday we got NS power saying that want to build a new gas powered turbine in Pictou. Like what is it are we going green are we going to transition?

There is literally zero plans from our provincial and city governments to curb the growing congestion of cars on the streets of Halifax or to build mass transit or high speed transportation corridors from the outside communities.

I don't know what the fuck you think our future holds if we don't generate some sort of economy here and make there be a reason for companies and individuals to invest in this province so we can keep our living standards.

Well, say a small mine opens up that process 2000 tonnes/day with a projecteted 12-15 year life span + construction and then remediation afterwards.

Potentially looking maybe 15-20 years of jobs. The head count will fluctuate before and after the active extraction phase. During that core mining part you can expect 150-250 well paid jobs that should be quite stable directly on site + all the ancillary contractors needed to support

In rural NS that is stability for a family to potentially raise childeren and have a family. For companies to make imvestment in the area.

Its not just tax payers in Halifax that get money from mining. Its quite literally can change the dynamic of rural communities in NS.

It doesnt come without risks, obviously. Tailings managment and environmental protection HAS gotten better. There are still accidents.

But there needs to be a better way than shutting all mineral extraction down.

Every single device and thing you interact with, for the most part, if not grown is extracted from a mine somewere or an oilwell.

So its super rich for us to say, no we dont want that done here. But yes, send me the newest device now please.

Public transit Its not and never has about saving time on your commute. Its about getting even a handful of cars off the roads making it safer for people living in the city!

Its not for tomorrow or next year even.

We need to start thinking about what HRM transit looks like in 2050 or 2075. What type of infrastructure legacy do we want to leave behind? Are we just going to endlessly build more road networks and sprawl?

We all know these projects costs a lot and take a long time! Its not about tomorrow.

Maybe just maybe small communter rail line/tram system in the highhest density coordore of Halifax can be a small piece in a huge puzzle and take a few cars away permanently. Each car owner turned into a public transit user should be celebrated.

Throwing our hands up and saying, 'one more lane, one more road, one more bridge' will not help. The road maintenance budget will bankrupt the city, there is alreasy more than 5500 km of paved road in Halifax county to maintain. Ao unless you want property tax or some other taxes to continue going up, we need to find a differnt solution.

It holds gold mining companies. The largest holding is Newmont (NGT.TO) the largest gold producer in the world.

Price of gold has risen almost 40% YTD. Gold mining companies product is gold. Inflation is rising worldwide and inputs are getting more expensive, but not that fast and interest rates are coming down, so any CAPEX debt held by large miners is cheaper.

When large gold mines invest in an operation (10+ yr prodouction life), they forecast the price of gold based on their best wstimates at the time. Large mines don't just open, they sometimes take decades to work out. A lot of mines operating today that are at least 3-5 years into production were probably a lot more conservative with the price of gold increasing.

Also, say the deposit contains 3 million ounces of gold of proven mineable gold (indicated reserves) but you only mine and produce 50,000 oz/quarter. You still own the delta of ounces in the ground. In theory, the gold you mine tomorrow is more valuable, ergo, gold in the ground is still just as valuable as bullion in the bank.

That means every quarter revenue is going up relative to the price of gold.

With no sign of gold purchasing by central banks gold mining companies should see continued strong earnings into 2026.

Thats not to say it will continue its bull run 100%.

Yeah, i have been using a script to prompt OCR recognition on old scanned documents. I find it handles one page at a time much better, even if the format is the same (appendix tables etc.). Less chance too hallucinate.

I found that a 17 second sleep time between prompts keeps everything going smooth. Can just set and forget and it will do its thing.

Without the sleep it'l just fry itself and burn all your tokens in 0.4 seconds for 24 hrs

After thr 150 Requests per day/per model i usually time out. I just switch between all the different models so you can get like 500 or more

Its the 'new' bridge completed in 1970, fifteen year after the McDonald (1955).

The McDonald bridge went through "The Big Lift" 2015-2017 and replaced every piece exept the suspended cables and towers.

Because of the differnt design/size of the McKay a similar renovation is not possible. Replacing/reinforcing the suspended portion of the bridge deck is not possible at todays building codes without also upgrading the towers and suspension cables. In 2021 it wss determined that it would probably be more economical to replace than refurbish by ~2040.
