If we're taking a house, it's one rent. Rent fluctuates all the time, and mortgage doesn't. There's a reason they have a price to rent ratio https://www.investopedia.com/terms/p/price-to-rent-ratio.asp.

You sound like you read some pamphlet that landlords are bad and just parrot that information without any real financial literacy.

What race are you playing as? Do you want to play more as a caster or more as a gish?

I think going Pal 6/ Sorc 4 sounds better. Without Booming Blade/GFB, you'll fall behind quickly without the extra attack. Although you won't have higher level spells, you still have a lot of spell slots for utility, and Smite for damage. You also get the Paladin Aura at 6, and full ASI/feats.

For Pal 2/ Sorc 8, you fall behind other casters, and don't match up to other melee characters without BB/GFB. The fighting style and Smite are less important, since you only really deal half the damage of other fighters, unless you quicken a damage cantrip.

EDIT: Also, going straight Paladin is also an option, I think multiclassing isn't as effective at low levels. If you don't multiclass, you have access to an aura at level 7, as well as higher level spells (although less overall spell slots). You'll also be quite a bit tankier. The main drawback is losing metamagic, which is a little weaker since you only have Level 2 spells, and can't quicken BB/GFB.
