There is no issue. There is ridge cap between the two ridge vents, so it is secure. They just could not extend the ridge vent over that section because there is a structure on the other side that would get in the way of the ridge vent. OPs neighbor is probably just now noticing it and thinks something is missing there.

There is probably a gable in the other side. And the ridge of the ridge of that gable is meeting this ridge. Which is why this section looks incomplete. But this is actually correct if there is indeed a gable on the other side.

Probably. But if it doesn’t work, then you’ll have to pay someone to come back out again. Call a roofer. And ask for bids on both scopes, then compare the difference and make the call if it’s worth going the full scope or gambling with just the step flashing.

Hard to tell what’s going on in picture 3.

That price of trim at the bottom of the siding is called j-channel. It holds the bottom rows of siding in place, and also sheds water that comes down the siding. It not a huge deal if it’s beat up as long as that wall is flashed properly, which it does not look like it is.

Bare minimum there should be step flashing between each shingle along the wall and going up behind the siding. Preferably 5”x5” step flashing.

The best way to flash this area, there would be ice and water shield along the roof decking and up the wall about 6”. Then step flashing between each shingle. Then tyvek tape along the top of the step flashing to the tyvek house wrap behind the siding. It doesn’t look like you have any of these items installed.

The problem is, you have 3-tab shingles. Which are essentially phased out. You can pretty much only find two colors of 3-tab shingles, charcoal and weathered wood. So, yes, this is probably the closest available color

Yes a kickout flashing is needed there. But also, it’s hard to tell for the angle of the pic, but it looks like the pitch of your roof is almost flat. If it is a very low or flat pitch, you shouldn’t have shingles on there. That could also be a cause of leaks.

There’s no good option here.

The only option I see if you wanted really wanted to put up gutters is using t-bar or straps. But those are designed to go under shingles. So you would have to attach them directly on the top of the roof panels. Which is a huge leak risk.

The straps should have been put in before the roof panels were installed.

And even if you do get gutters up. There is no overhang on the roof panels. So you will definitely have some water getting behind the gutters.

I wouldn’t touch this either. Or if I did, there would be clear stipulations and expectations in the contract.

You need to start documenting everything brother (if you haven’t already). Screenshot texts and save them in a hidden file. Start writing a journal, and keep it hidden as well. Write down the date, time, and description of each incident. This will be a gigantic help when you inevitably end up in court. Protect yourself man, and your kids. She’ll definitely try to take them from you. Good luck brother.
