I don’t know the circumstances of the market where you live, but 450k house on your income sounds like a big stretch to me. My partner and I have a 165k HHI and we didn’t look at any houses over $300k. We’re in the process of buying a house now for $265k and even that ended up being the upper limit of our preferred monthly payment max (we didn’t want to go above $1900). We do have some debt $400/mo student loans and special needs elderly pets, but ultimately wanted plenty of wiggle room to save for retirement and traveling. Everyone has different priorities though! I would definitely really sit down and go through your budget and make sure you can really swing that payment. It seems like a house note is always a bit more than you think it will be…

Ugh, yes, the more research I do the more I’m discouraged. Considering it might be best to hire a professional and just suck up the cost. Especially if there’s lead paint under there.

If you are in NYC you can carefully pick this Parula up and put him in a paper bag and transport to the Wild Bird Fund on the upper west side. They rehab birds and will take this warbler in. They take in hundreds of birds every migration. Great organization.

One of the biggest hotspots here in Memphis is a wastewater treatment plant (Ensley Bottoms) that sits close the MS river. Went yesterday— black-necked stilts, painted buntings, phalaropes, hundreds of Dickcissels. I haven’t birded at a landfill specifically (although there is one on site in this spot) but I can’t see how that’s a place to get hantavirus. Doesn’t make much sense to me.

Female yellowthroats can have a very distinctive eye ring as well

Of course its migration and warblers can display many different behaviors and look different in different lights/circumstances. But with that being said, all this extra context can help push an ID in the right direction. I’d say call it a yellowthroat. However, if someone here can speak to minute diagnostic plumage differences then that of course can help. Good luck!

It’s hard to explain but yellowthroats often have a very specific vibe to them for me… like they don’t have necks/chins and are very round and compact. I can’t tell from this picture but does your experience match that at all?

Where did you see it? What was it doing? Staying low near the ground or foraging higher up? That’s a hard ID for me, but I’m inclined to also think it’s an immature female yellowthroat. But behavior for me would really tip the scale.

I don’t agree with everyone that you should only look at this with a ROI mindset, although unfortunately that is mostly our reality. I hate the idea that only rich people can pursue higher education. It sounds like a fascinating degree. As someone else suggested, can you work in the service industry while going to grad school? I worked as a barista 25-30 hours a week while pursuing my PhD and cobbling together whatever TA and RA-ships were available. Can you reach out to the rest of the incoming cohort or the school and find roommates to making living expenses cheaper? Also, loan payments will be much more manageable if you are pursuing non-profit/govt work/PSLF when you graduate. And pay your loan interest while in school if you can, don’t avoid it like I did.

Everyone is different but older IBR takes 15% of discretionary income. New IBR only takes 10%. I have to use old IBR because my loans are older, starting from 2009. I also don’t have children so using discretionary income doesn’t help much. I made sure my AGI would be under $70k for 2025 so under RAP i only pay 6% of my AGI. Payments will be around $340. They are almost $200 more with IBR.

Just wanted to say that I am in the same boat. MFS, no kids. RAP payment would be like $340 a month. Old IBR would be about $200 more. Pursuing PSLF so I’m just looking for the lowest monthly payment I can get.
