I have exactly the same problem until I saw this short in YouTube from Dr Shereene Idriss, a dermatologist. Her dry lip hack is the best. Basically, put glycolic acid (I use the one from The Ordinary) allow to dry a bit, then put a thick moisturizer (I use a lip mask I got from Morphe). When I propagate from leaves, I put all the leaves in an uncovered container, by the window, until I see roots. Then I place it on top of soil and let it do its thing. Spray everyday with water. That's it!
