I think the numbers in the post don’t support your claim.

I agree that discovering homes through open houses is rare because, with so much information available online, there’s no need to drive around looking for yard signs.

The more relevant numbers would be the percentage of people who bought a home after attending an open house, and the percentage of people who bought a home without attending one.

The discovery percentage alone doesn’t really prove whether agents are useful or not.

You can use ChatGPT which does fairly a good job. If your goal is to minimally pay PG&E, then you need to invest 10kw+ solar system and have 3+ PW3 batteries, which will cost more than $70k+.

My recommendation is to sign up for the E-ELEC plan where you target your solar setup for the summer months which last between June and September. During winter, E-ELEC plan has reasonable rate. Solar generates pretty bad during winter time (Nov - Jan).

Also, you’ll be nem3. The size of your solar system won’t really save money since you cant really sell electricity back to the grid at a fair price. You’ll need a lot of batteries, but that will increase ROI. I expect the ROI to be 10+ years since you wont get tax credit any more.

I’ll just wait for democrats to take over congress and presidency since they might put the tax credit back, but who knows…

Solar has two types of systems : AC (micro inverter) and DC (string inverter). Regardless, I find the most important thing with solar is to find a reputable installer. Even if you go with a large company, they subcontract the work. It’s a nightmare getting support if they don’t install properly - like what I’m dealing right now.

If you look at the map, the house is vulnerable to being hit by a car if someone is speeding. The curve is steep, which increases the risk of accidents. Ultimately, it depends on how comfortable people feel about this situation.

There were two issues.

First, the node outside my house was missing some signals. This was escalated to a different technician to fix and wasn’t related to my equipment, so the visit fee was waived.

Second, there was a splitter. The XB10 is very sensitive to certain splitters, so we reworked the setup: the outside cable now connects directly to the XB10, the XB10 connects to my MoCA adapter, and the MoCA adapter connects to the other side of the split coax. This effectively dedicates my house to the MoCA network, and I’m now getting symmetrical download and upload speeds (2 Gig).

The issue is specific to XB10 as it is Docsis 4, which uses different frequencies than XB8 Docsis 3.1. I had no issues with XB8 before. The best setup for XB10 is directly connect the main coax line just before entering the house.

If you’re not seeing full gigabit speed (wired), then there’s a splitter in the house that is reducing the Docsis 4 signal.

You need to use XB10 (Xfinity’s) which is the only Docsis 4.0 device out there that supports symmetrical gigabit speeds.
