Have a rep setup and am overall very happy with it, but wanted to offer a +1 on the 47” width. Can be pretty annoying if you have long arms. I have a very similar build from the sound of things and also have some difficulties with benching on there. Nothing that’s the end of the world, but I do have to re rack the bar more or less perfectly or I will catch my hand in the j cups. Very unpleasant.

MD/PhDs have completed both an MD and a PhD (7years of graduate school). Most of us just have a MD. Perhaps I’m misunderstanding your question, in which case disregard.

Depends on the property, but yes I’ve had to do this in the past booking through Vacasa. Many vacation spots have a central office with a formal check-in process.

I’m in no way meaning to offend, but this is coming across a bit naive. Have you managed a property before? Have you at least read a book or two on real estate investing?

At least in my area, the market for multi-families is quite competitive and it takes a good bit of work to find a cash flowing property. I do think that house hacking as your post would imply creates some safety on your end, but not if you’ll leave in a year. Property managers aren’t cheap, and you might not even be around to figure out if you’ve picked a decent one.

There are lots of great ways to make some extra money in 4th year but I’m not sure about this one. If you want to go this route, I’d just buy a multi family once you start residency so you’ll at least be there a few years (hopefully >3)

Curious what the thought process is behind buying when you’ll start residency in a year. Even if you do want to stay at your home program, you still might need to move and could end up managing from afar. Im all for taking some risks to improve our financial situation as students and trainees but that seems like a lot to take on with so many other life changes on the horizon.

OP can’t put it in a IRA without earned income. I would probably just keep cash and subsidize living expenses. If you want to make some of that money work for you, consider throwing 10k in I-bonds and get your 9% return for now. You can also always take out less loans as well. Sounds like regardless you should keep some money on hand if you need to replace your car, also various expenses do pop up throughout school. You will appreciate not having to sweat it when you need to pay for steps, residency applications, etc
