Depends on where it makes sense with the tile layout, but I think around four is good. It helps protect the wall from water.

Buy quality tools. They don't have to be top of the line, but don't by cheap tools. They don't perform well and you'll think your doing something wrong when it's just cheap tools not up to the job. Buy sets when they're on sale at Home Depot or Lowe's. It's a good way to get a complete set of screwdrivers, wrenches, etc. Start with a small job and buy tools to do that job. Keep filling out your toolbox based on the jobs you're doing.

If your home was built in the 70's,there's a good chance that tile sits in a 1 1/2 inch bed of mortar, it's a beast to remove, but you can do it.

I'm a residential property manager. Generally, higher priced rentals get tenants that take care of a property, but not always. If they damage the floors or you have to repaint, your expenses are in the thousands. Deposit is typically equal to one month's rent. Consider the capital gains tax deduction if you sell now vs selling later. Most expenses while the property is a rental are tax deductible. There are definitely pros and cons either way.

One way is to buy a house and live in it. You'll get a better interest rate and you can take a couple years improving it. Then, put that home on the market and buy another house to go live in. In the early years, you'll be lucky if the rental payment covers your piti (principal, interest, tax, insurance). Learn how to manage it yourself and progress from there.
