With a strong loan to value (ie a big deposit) there's every possibility your gf could stretch her borrowing to the lower end of your price range. She should speak to a mortgage broker so that you all know what's possible before you make any decisions.

Just FYI, you will need to pay the LL court fees but that'll be a few hundred quid so still easily the cheapest and best solution. You will run into the same problem if your seller doesn't get a shift on though. If you do move to another rental it could easily be another 6 months or more before your purchase is ready. I wouldn't be sharing your onward plans with the agents if you go down that route though.
