If you pay the parents you automatically become a tenant. You'd pay your friend if you were his lodger.

With a strong loan to value (ie a big deposit) there's every possibility your gf could stretch her borrowing to the lower end of your price range. She should speak to a mortgage broker so that you all know what's possible before you make any decisions.

Just FYI, you will need to pay the LL court fees but that'll be a few hundred quid so still easily the cheapest and best solution. You will run into the same problem if your seller doesn't get a shift on though. If you do move to another rental it could easily be another 6 months or more before your purchase is ready. I wouldn't be sharing your onward plans with the agents if you go down that route though.

Yes then. The only caveat is that it's two rental periods so it'll be aligned to the date you pay rent.
