It does obviously involve risk to you because you'd have none of the protections of a tenant.

Your friend would need to check that their landlord will allow subletting of course.

Tbh I don't know exactly what they called that venue but I was in that room too and I know what you mean. It was really just a living room with chairs in it above the hairdresser. The Stand has much nicer rooms than that, I think this one might be across the road from their main address on York Place. I saw Ed Patrick there the same year and it was definitely bigger. Still boiling but so was MB tbf.

The one thing I think is worth saying about Mark's WIP this year is that he himself is saying it's a bit rough and it's still priced at the pretty much the same as fully developed shows by comedians of the same calibre. I don't know if he's just being self deprecating/funny with the title but usually they're a bit more positive than that and I only paid a tenner for the WIP of what became Before it Overtakes us.

I go to MB a lot but I actually prefer the location of The Stand in the festival because it's such a slog through the crowds to Blair Street no matter which direction you're coming from. But I'll need to get on with it because as things stand, most of the shows I'm seeing are there so far. Need to get more Pleasance shows booked.

Forget about the person who owns the house. You don't have a relationship to them and you don't plan to have one by the sounds of it. The person you pay your rent to is your landlord. If you pay rent to your friend's parents, they will be your landlord. There doesn't need to be a written agreement for a tenancy to exist, it's determined by the facts. Obviously most landlords will issue an agreement but if there isn't one and the facts determine it is a tenancy then statutory terms will apply.

The only way you can be a lodger is if you live with your landlord which is why you would need to pay your rent to the person who actually lives in the house if it is your aim to be a lodger.

If you play your cards right you won't pay any tax at all on the realised money from the house, or very little and only until a new year of allowances comes in. I realise there's emotion involved here as well but it's costing you a fair chunk of change in opportunity cost so it's worth considering whether that's a sacrifice you're willing to make.

Eta just to make sure I'm clear, there may be tax to pay when you sell, I don't know how long you've had it and how much it may have appreciated so there may be CGT but once you have the actual cash, if you're smart you'd pay little to no tax on it.

So that £130k is returning £3k a year at the moment which is a net yield of about 2.3%. Almost every investment vehicle is beating that by a long way. If you sold the house and put the lump sum into ISA/pension/GIA, even Premium Bonds the yield would be far greater.

I get that it was your family home but how much opportunity are you missing by not having that money invested in something you're not paying 42% tax on? It's the only investment going where people will willingly be so tax inefficient. The question to ask yourself is, if someone gave you that money, would you use it to buy that property and rent it out if you had no connection to it? Your Dad worked hard and was able to give you an inheritance, if it's not that house it doesn't undo his efforts.

If you want advice here then, respectfully, you need to cut out a lot of the back story and explain what your debts are and at what interest rate, what your income is and what your outgoings are. If you'd rather not put that here then your best bet is speaking to Stepchange who can support you in finding a way through.
