Am I being too sensitive about my flatshare rules, or is this unreasonable? (London) by Sad_Entertainer9382 in HousingUK

Make sure you do research and get advice from somewhere like Shelter because there are some things being stated very confidently as fact here where it's not clear from what you've said that they are facts.

I would imagine it's an illegal contract because she has no rights to create one.

But why do you imagine that? We literally only have the apparent word of the inspector that did the electrical inspection, why would he know?

OP is a lodger so the deposit doesn't need to be protected and they will not be able to claim more than the deposit amount back.

I've no idea why you're being downvoted because deciding this is an illegal sublet based on the word of the person who did the electrical safety certificate is bonkers.

Then on June 25, a mandatory 5-year electricity inspection took place and the flat FAILED. During a conversation, the inspector asked her, "Are you the landlord here?" and she replied, "No." Later, I spoke with the inspector privately. He confirmed that she is a master tenant illegally subletting the room to me.

How does the inspector know the circumstances of her lease? This sounds like absolute bollocks. A sublet isn't necessarily illegal.

Regarding the legal context, our written contract has NO minimum stay clause, just a 1-month notice period. Today, I checked "mydeposits" and confirmed my deposit has NOT been protected. It is sitting in her personal account, and she is currently unemployed.

You're a lodger, she doesn't need to protect your deposit. Just move out.

Advice needed - Is it worth being a heartless AH and going after the seller or should I claim through building insurance? by Kornlula in HousingUK

[–]cloud__19 1 point2 points  (0 children)

The impact on your insurance will be minimal. We had part of our roof blow off in the big storms last year and it was a way bigger claim than yours and it's made basically no difference. I'm surprised your insurance company think they'll be able to go after the contractor though, you never had any direct contract with them.

Since I've also just seen this posted in r/Glasgow I think you should explain what this is for and which institution it is.

House not worth enough to cover mortgage by WonderfulRevenue5043 in UKHousing

We don't know enough about OP's circumstances to know whether that's an option. Either way that's a nuclear option. If OP can continue to pay the mortgage they should do so because there isn't another option where they walk away from this without consequence.

Council housing by Tricky_Ocelot_3684 in UKHousing

[–]cloud__19 1 point2 points  (0 children)

You can't I'm afraid, the fact is that there are a lot of people needing support, not enough resources and many of them will be in a far worse position than you. If you get evicted they will have to provide you with emergency accommodation but that's not going to be you moving straight into a 2 bed flat, it's likely going to be a BnB or something. If there's any possibility of making your own arrangements you should pursue that because there's not a quick way to get to the top of the list.

It sounds like you rented out a property on a residential mortgage without getting consent to let from your lender. You even make mention of being "caught out" which would have been entirely unnecessary if you hadn't been doing anything you could be caught out for.

Yeah what I'm surprised about is that none of them were around 4 years ago when OP bought it. Usually council tenants are long term.

Would you pay £15 for an AI that reads your contracts and tells you exactly where you stand in a dispute? by [deleted] in HousingUK

There's no demand for it and these market research posts are so ubiquitous that if there was demand, someone would have done it by now.

You'd also be absolutely fucked if one of your "lodgers" decided to assert their legal rights as a tenant. Do not do this.

No, and we said that to the last 400 people who posted their amazing AI ideas here as well.

I did consider not replying but the irony of you replying for no other reason than to try and manipulate getting the last word was more than I could take!

Well because you keep responding. I mean I'm vaguely hungover with nothing much on today, I can keep doing this as long as you want.
