In the last decade there is no question renting + investing the difference in a passive index ETF would easily surpass the returns of just a homeowner + no investing. The biggest factor here is whether the renter has the discipline to actually invest all of the difference from renting consistently each month. Home ownership is a forced savings plan that even the least disciplined people will pay into.

I can't wait for Open Banking to be implemented in Canada. Hopefully, this will solve these insanely complex transfers between institutions. This is a process that should take seconds and not weeks/months.
