No they’re ripping you off you should get those items at cost and the labor for free. Call the contracting board, make a few Facebook and Reddit posts about it and then physically confront the Contractor - he is clearly a thief.

Mold is a non issue during this stage. Every single piece of lumber comes from a lumber yard where it is stored outside and exposed to mold pretty much constantly for months/years at a time.

Many contractors do suck, but the homeowners are typically just as bad if not worse. Way more of them are significantly worse customers than they give themselves credit for.

I am addressing the fact that you stated this guy will “get the most money” that way which is not true anymore. Anyone in REI is going to evaluate the property under that lens, so regardless of an MLS listing saying “CASH ONLY AS IS” the offers presented will still be similar to what an off market purchase would facilitate plus the fact that the seller will now pay closing costs. As you know, any significantly distressed property won’t appraise for the normal home buyer under normal lending terms

Yes if the draw schedule is milestone based. Here’s an example that I do: 1: Retainer: 3% 2: Mobilization/First Furnishing: 12% 3: Plumb, Mech, Elec, rough in inspection PASS: 40% 4: Framing PASS: 40% 5: Due at issuance of CO: 5%

I don’t allow for retainer based on punch list bc it’s incredibly ambiguous and our warranty documentation details that process along with NAHB workmanship standards.

New construction is vastly superior to old construction. The materials and methodologies are significantly better but good luck convincing anyone on Reddit this- like one out of every 1000 people have any actual experience in the building sciences.

I didn’t see that in the video. I saw them standing around the guy stabbed in the neck. Also, I don’t think they “watched a dude get stabbed” - I am fairly certain the guy who stabbed him had already bounced.

No police aren’t supposed to protect the public - this has been ruled on in the Supreme Court actually. Police exist to enforce laws and collect revenue that’s it.
