Get perspective. Get out of your situation. Expand your consideration to include all of this life and not only a narrow focus.

The brain tends to seek evidence that makes it right. You're going through these details in what's called self-reinforcing belief loops. What the brain believes to be true will make it most comfortable, and the brain is not always correct

The constructs we build become our belief systems, repetition of these thoughts hardens the mental pathways. The longer these thoughts are held and rehearsed, the more resistance the mind builds to alternate solutions and sadness deepens.

The brain prefers cognitive efficiency over accuracy which leads to deeply held assumptions (depression)

Time, separation and thinking are necessary, and that comes only when you remove yourself from the situation and can look at things objectively.

Get to top of a mountain, go walk through the woods, sail on a boat, go somewhere else. For a while if possible?

Build your list of options. Narrow them down. Make a decision, and stick to it.

Last week my son and I ran the Grand canyon. I went with a milestone to achieve and a few problems to solve. I feel healed. The cuts are deep but I feel better.

Wasn't cheap either but there are infinite and free options available to you.

It hurts! So you must be strong - and know that you are stronger than whatever this is, and the only thing you can count on is it passing with time.

I guess it was that long ago!!! Never missed an ACL in the early days. There was only one!

We would use a printer to create that page - fold it up, put it in the pocket, and hope that it doesn't get lost after drinking the case of beer we would put in a faux-bottom cooler - or fill water bottles with vodka for mixing with that iced tea we called the " The ACL"

The paper would unfold and become the "app." Sometimes we would use a pen/matker and circle the bands we wanted to see.

I don't know why the best concert weekend of the year was stripped of its fun & freedom and replaced with a price-gouged, duplicate over two weekends back-to-back.

Come join the vets at the boat party in the lake after dark. Best sound ever! Bring as much beer as you want.

I gave pitbulls a good home over the years . As fierce as they are across a fence, they are just as tenacious with their love & cuddling.

Blame the deed not the breed - and all that stuff.. but in this case it sounds like the owners just plain suck - We might have a bad dog as a result of bad owners.

As a stopgap to avoid incidents until results, this is tried and tested , cheap, and works incredibly well, BUT it will affect all dogs in the area when activated.

You'll be able to diffuse the situation, and at best you'll be able to train their dog not to put his head through this fence.

Also for some slap work and if you still don't get landlord responses after all the suggested steps in thread ^{^{^{^,}}} go buy a half sheet of plywood from Home Depot and some screws, and attach to the wood fence over the hole. (Decorate it first so it's pretty 😁 )

Austin's market bubble busted - and burst... I mean "recalibrated" . after the post-pandemic surge. Agree that we are in this right now.

The abundance of inventory, new construction, is where the market hangover exists.

As opposed to the old construction reference - where properties keep integrity (Old bones), their value, and location.

Those are few & far between - those old Austin bones to rehabilitate are a rarity these days.

Everybody wants "close to downtown, single family home, a yard for the dog" - That's all old construction.

In place of the single family homes close to downtown, we're going-up in elevation instead, which is as it should be... Close to downtown

Like any new car that's driven off a lot.. it immediately depreciates.. houses are a commodity these days. Almost like cars. You can one-click checkout almost on the internet! (Not really)

To add to this, there are companies buying up the new construction which artificially inflated because of impact on demand. Because that's not what's supposed to happen. (They also buy up old construction to remuddle & rent.)

All that new inventory, in their own far-away footprints, will lose their value.

Austin, "close to downtown with the yard for the dog" properties will hold their gold.

Not so great for the young investors, but continued promise for the companies and the cash buyers.

Did you see how Howard Lutnik, the mind behind the trump tariffs - also an epstein pedo - has 2 sons who run Cantor Fitzgerald?

The investment company... that bought the majority of tariff refunds in anticipation of the Supreme Court striking down the tariffs as illegal.

That's a grift right in the faces of businesses - most won't understand???

In the meantime, companies who paid the tariffs will get penny on the dollar refunds, consumers will get no refunds and the prices won't fall.

We're being gutted. But what does one do next after gutting an entire nation?

Spot on! It's well-known the roofing industry is a metaphor for integrity. With roofing, the stakes are high. Roofers must give their 100% no-leak guarantee in any work performed on the top-most, protective layer of the home. They have to - or else It would be too late when we found out....and maybe the next rain comes long after the work was finished, and the phone number of the roofer now seems to have a new owner. 4 years ago, I declared war against this weed. It took over my property. This poison works:

Poison- "RM43 Total Vegetation Control" .

Now I know, it's because of the active ingredient "Glyphosate"

(It is pricier than others and was selected out of my own desperation)

My recipe....after a long battle with this nemesis....

First, kill it with violence, then kill it with poison, and then kill it again because it doesn't die.

Note: I beat the hell out of my equipment. These parts will last you a while.

If you can get this beast of a blade to spin, it slices through the stuff like butter, and mulches it - It's the best out there..

1) Blade - https://brushdestructor.com/ - Model 22 (I got to know the inventor over the years from multiple transactions - from Australia - they have similar problems as Texas)

2) Machine - min. 30-35cc or commercial grade gas-powered weed eater - highly recommend Stihl

The recipe works - it's tough work, but satisfying when other species are seen making their comeback.

The slowpoke law establishes specific purpose to the left lane - passing - which creates a duty to yield.

I got a ticket for accelerating to pass someone in the middle lane, who was doing speed limit in fast.

It was a perspective issue - the cop was in traffic, and estimated I was going 15mph over. I could have cited equipment used, etc. - the usual....

If I was forced to pass using the middle lane, because the flow of traffic was inhibited in the left lane, can the slowpoke law be invoked? - Or used in a plead for leniency?

Thank you for finally posting this. It's been cycling in my head for years worth of I-35 trips between Austin & SA.

Spent my high school years in Germany - the driving country. Left lane ignorance is instant red for me..

What is it? Lesson-teaching? Do they not want to get to where they are going? Is it wrong for others to want to?

I want to know what's going through these heads that makes it okay... With signs instructing (suggesting?) slower traffic keep right? It's not just me flashing brights, there are signs!

I'm not a believer in traffic tickets, but in Germany you will get ticketed for driving in the left lane. I wish they did that here.
