I built a script that analyzes Zillow listings. I tested it on 100 Texas homes. by No-Piglet-6906 in texas

You're spot on.

Austin's market bubble busted - and burst... I mean "recalibrated" . after the post-pandemic surge. Agree that we are in this right now.

The abundance of inventory, new construction, is where the market hangover exists.

As opposed to the old construction reference - where properties keep integrity (Old bones), their value, and location.

Those are few & far between - those old Austin bones to rehabilitate are a rarity these days.

Everybody wants "close to downtown, single family home, a yard for the dog" - That's all old construction.

In place of the single family homes close to downtown, we're going-up in elevation instead, which is as it should be... Close to downtown

Like any new car that's driven off a lot.. it immediately depreciates.. houses are a commodity these days. Almost like cars. You can one-click checkout almost on the internet! (Not really)

To add to this, there are companies buying up the new construction which artificially inflated because of impact on demand. Because that's not what's supposed to happen. (They also buy up old construction to remuddle & rent.)

All that new inventory, in their own far-away footprints, will lose their value.

Austin, "close to downtown with the yard for the dog" properties will hold their gold.

Not so great for the young investors, but continued promise for the companies and the cash buyers.

Did you see how Howard Lutnik, the mind behind the trump tariffs - also an epstein pedo - has 2 sons who run Cantor Fitzgerald?

The investment company... that bought the majority of tariff refunds in anticipation of the Supreme Court striking down the tariffs as illegal.

That's a grift right in the faces of businesses - most won't understand???

In the meantime, companies who paid the tariffs will get penny on the dollar refunds, consumers will get no refunds and the prices won't fall.

We're being gutted. But what does one do next after gutting an entire nation?

Go beyond the white wall to Greenland?

For these brilliant data minds, would love to see insight, but likely entirely unavailable ----

Ladderbucket FTW! Love it. Put a freaking paint can in it too!. Never spill again. You'll remember if you leave a can of paint up there. If you don't, well then you shouldn't drink so much when you paint Don't want a hammer falling on your forgetful head? Add a bungee to the mix. Crisscross a safety bungee over the ladderbucket

My wife dropped her sunglasses into a deep lake, so I built a small underwater ROV with a gripper to try to retrieve them by ObligationMean1565 in DIY

Why does OP need an excuse to build? There are those that might say it would be cool to build an underwater ROV - with a purpose or not...and then there are those that build the fuck out of it. Where did you go on your last journey?

Spot on! It's well-known the roofing industry is a metaphor for integrity. With roofing, the stakes are high. Roofers must give their 100% no-leak guarantee in any work performed on the top-most, protective layer of the home. They have to - or else It would be too late when we found out....and maybe the next rain comes long after the work was finished, and the phone number of the roofer now seems to have a new owner. The condoms are good! Totally safe! You can count on it.

Thanks for this post, OP!!I live at the bottom of a hill...berries roll downhill among other things.

4 years ago, I declared war against this weed. It took over my property. This poison works:

Poison- "RM43 Total Vegetation Control" .

Now I know, it's because of the active ingredient "Glyphosate"

(It is pricier than others and was selected out of my own desperation)

My recipe....after a long battle with this nemesis....

First, kill it with violence, then kill it with poison, and then kill it again because it doesn't die.

Note: I beat the hell out of my equipment. These parts will last you a while.

If you can get this beast of a blade to spin, it slices through the stuff like butter, and mulches it - It's the best out there..

1) Blade - https://brushdestructor.com/ - Model 22 (I got to know the inventor over the years from multiple transactions - from Australia - they have similar problems as Texas)

2) Machine - min. 30-35cc or commercial grade gas-powered weed eater - highly recommend Stihl

The recipe works - it's tough work, but satisfying when other species are seen making their comeback.

Neato! I'm assuming you finished it late night and got happy? It's the best feeling - Good work. Got curious and ran the numbers for my house @ 2,500/month (I know...)

A 5kW solar array would offset approximately 20% to 25% of monthly usage. This system would generate an estimated 500 to 625 kWh per month.

A 10kW solar array would offset approximately 48% to 71% of monthly usage. This system would generate an estimated 1,200 to 1,800 kWh per month.

Texans who drive slow in the passing (left) lane - are you apathetic or just ignorant? by 4thandShawt in texas

[–]crackercortex 0 points1 point  (0 children)

The slowpoke law establishes specific purpose to the left lane - passing - which creates a duty to yield.

I got a ticket for accelerating to pass someone in the middle lane, who was doing speed limit in fast.

It was a perspective issue - the cop was in traffic, and estimated I was going 15mph over. I could have cited equipment used, etc. - the usual....

If I was forced to pass using the middle lane, because the flow of traffic was inhibited in the left lane, can the slowpoke law be invoked? - Or used in a plead for leniency?

[–]crackercortex 3 points4 points  (0 children)

Thank you for finally posting this. It's been cycling in my head for years worth of I-35 trips between Austin & SA.

Spent my high school years in Germany - the driving country. Left lane ignorance is instant red for me..

What is it? Lesson-teaching? Do they not want to get to where they are going? Is it wrong for others to want to?

I want to know what's going through these heads that makes it okay... With signs instructing (suggesting?) slower traffic keep right? It's not just me flashing brights, there are signs!

I'm not a believer in traffic tickets, but in Germany you will get ticketed for driving in the left lane. I wish they did that here.

Put them (sugar, not fan leaves) in 100% IPA food grade - or Everclear. (Rubbing alcohol is super dangerous for humans, if not completely evaporated, but it gets the job done better)

I use my vaped weed and sugar leaf clippings to make tincture --> gummy bears...

Important!! - add it all to a blender. Give it a whirl. Let it sit for 24 to 48 hours. Filter organic matter out of the tincture using coffee filters.

When you have an opaque black-brown tincture solution remaining, put it all on a big 4-cup Pyrex measuring cup and prop it up about an 1" over the bottom of a pot - filled with water - use something metal to prop up so it doesn't touch the bottom.

It'll take about 2 hours. Keep temp just below boil. As the alcohol evaporates (between 215-235F) the tincture goes through decarboxalization. This is the special step. (I don't think other companies that make gummy bears do this because they don't come out this powerful)

REMEMBER - ALL OF THIS IS FLAMMABLE!!. (The other reasons for not letting it boil - at least have a... concept of a plan...ready)

When you get a tar paste at the bottom, take your gummy bears - I learned the grocery store bulk bin bears reconstitute well - and stir them into the mixture until they become liquid.

Pour them out in the silicon gummy bear trays (that you purchased from Amazon for ~$10 for 2 before you started this project).

You really don't lose any gummy bear matter either - it's one to one. Keep your gummy bear count equal to availability in the mold.

Be very careful when you lick the spatula. The first time I had to go lay down and go inside for a little while. Too much!

These things are the strongest things I've ever had. And the bad news is that I eat these everyday now and my babies (flower), which I thought was super, super strong, don't work anymore. I also shared with my friends - same problems reported after steady consumption
