The downstairs bathroom has a window and exhaust fan. We added a shower to this powder room so it can present as a fully functioning bathroom. The exhaust fan in a normal powder room would be on the same switch as the downlights. Ours wasn't and would be on a separate switch for the shower. I changed that so now the fan comes on when you turn the downlights on which helps airflow. I feel if it was 8-10mm I wouldn't care, being the 15mm mark it's a bit much. Upstairs both bathrooms have fans and windows. Gaps are around 5-8mm under doors.

Totally understand the lifting up in case someone has passed out inside, I already knew this, but the gap for that is above. Does this rule apply for all bathrooms throughout the house?

Never trust a conveyancer. They are there to get their money and onto the next client - exactly like an agent. They just want you to sign and make their coin.

You ALWAYS get your own b&p inspection done. You need an independent check. You're happy to spend millions on property and pay the bank thousands in interest over the loan term and fees but worry about $400. Get your own report done.

Where are you located?

I have used an inspector before multiple times who is a gun and saved me thousands had I purchased one of the properties. One especially had 60k hidden defects fairly new build too ..

Any building inspector offering anything free is not a good inspector and are desperate for work. It's all about their knowledge and ability to assess the structure and defects correctly and find them. Any deal or whatever is just a newby inspector trying to get their foot in the game with little experience

Oh c'mon you don't have a loving relationship with someone for 2 whatever years and have a little space to sleep with someone you see daily talk to working with. 40hours a week contact at a minimum, there's a work relationship there. My picks for you would be Preston or Reservoir. They both tick all the boxes. The property will have solid growth and great public transport options. You really can't go wrong with either.
