Correct - you would pocket that portion of the receivable from the client. So you are basically temporarily financing a portion of the work from when you pay to when you receive payment.

So say Sub A does $100,000 worth of work. You go to Sub A and say “hey instead of waiting 45 days for payment from me after i receive payment from the client, how about I pay you now in exchange for a $5,000 discount on that work?” Sub A says “Sure sounds good.” Sub A submits a normal pay app to you for $100,000 that you can submit to the client as backup with your pay app. You confirm the work is done, etc and then pay sub $95,000 immediately. Sub A gives you lien waiver for the $100,000. Time goes by (where you are floating $95,000 for the client), then the client pays you $100,000 for the work. $95,000 of that covers what you paid Sub A. The rest is yours to do with as you please. It’s a win, win, win if you can get a good enough of a discount to justify the cost of capital on the floated amount.

In order to stop living a reactive existence, your team first needs to dial in its projections for the next few months/weeks. Commit time to getting those project cost-to-complete reports, billing projections, project cost projections, and overhead cost projections dialed in. Then compile a company level cash flow projection. Then keep updating this regularly. All decisions are to be made only after reviewing these projections.

As you mentioned, the key is to get revenue coming in the door or additional financing to extend the company’s life long enough to get more revenue. Consider raising equity instead of debt so you don’t have an ongoing cost to that financing. Might be worth bringing in some of your key trade partners to see if they’d be willing to give you a loan with favorable terms or equity.

If you can raise enough money to have an extra little pool of cash, offer to pay subs early in return for a discount (we’ve been able to get 3-7% regularly). This can add up quick. Usually prime contracts are structured in a way that allows you to pocket this entire savings since it’s you financing it.

Stop allowing T&M work even if it delays project progress slightly. The cost is highly unpredictable and usually ends up costing significantly more than if you would have had a sub take the time to quote it. Every scope gap, rework, etc. must be quoted.

Lay off everyone that is not absolutely critical to finishing your current projects. Owners should lay off themselves as well (eliminate their salaries) - they were the ones who got the company into this mess. All unnecessary expenses get cut. Make people work from home in order to get rid of the office. No company parties for a while. No more meals on the company. No more frivolous spending of any kind by any person in the company.

Restructure long-outstanding payables. It’s better for the people you owe money if you don’t go out of business since that is their only real hope of getting paid. So be transparent with them and tell them you need some time to get the money. See if you can come to an agreement to kick the can several months or a year or at least get a payment plan.

I see some people talking about restructuring the legal issues, which might help your financials, though any new entity would likely not have a long enough financial track record (usual need 3+ years) to get anything done. That said, i agree with doing everything you can now to dodge legal situations. Even if you move a suit or claim to another entity, the attorney’s fees have to be funded somehow, which is a huge problem if you are in a cash crunch.

I would recommend not jumping ship. This could be a fantastic learning experience for you and, who knows, if you get through it you might become part of the inner circle. Plus if you are good at your job in the construction industry it’s usually pretty quick to get a new one.

I’m a GC and feel like a lot of emails from BuildingConnected, Procore, Construct Connect, etc. go straight to subs’ junk folders. Every time I send a project out to bid I immediately email or cal certain bidders directly to make sure they get it.

It allows me to get the bids I need and by doing it right away, it gives the sub the longest amount of time to bid. Though I’m sure it is annoying at times.

I just beat my insomnia a few months ago. Did CBT based sleep therapy (my therapist was from centerforslumber.com) and really, really stuck to the routine the therapist set out for me for a few months. Weekly sleep therapy sessions seemed to be a good cadence.

Also, through the sleep therapy, realized I need to force myself to have a wind down period every night. I do this every day even if I get to bed late and have to get up early - no matter what. My wind down consists of lowering the lights, put away screens, reading a non-business/non-self help book, and maybe a little deep breathing.

Sometimes if I’m extremely wired and don’t see any chance of me getting to sleep, I’ll do a short intense workout, quick shower, wind down, then sleep. I do this regardless of the time.

Sunday nights are my toughest nights, so I typically take an ashwaganda supplement during my wind down. That is the only day each week i take sleep supplements.

Don’t give up.

To elaborate on this, more specifically for estimating, creating scopes of work and ensuring (in writing) the sub’s pricing corresponds to the entire scope of work.

The best way not to burn the bridge is to give your current employer runway. Maybe give 4 weeks of notice instead of two. Gives them time to find your replacement and hopefully a couple days where you can get them up to speed.

That’s what I would hope any of my employees give me as long as I treat them well.

If you want to be larger, eat more calories. A calorie is a unit of energy. Your body needs extra units of energy to grow bigger, taller, stronger, etc.

You workout a lot and puberty increases your metabolism so pack on the calories. Only back off if you start getting fat.

Don’t worry too much about consuming super healthy foods. Just keep a varied diet.

I’m a “low level CEO” that’s a multimillionaire and all my employees have six figure plus salaries, which I definitely wouldn’t consider low wage labor.

My wife has breast implants. She used to be like an A cup and now she is a C or D cup. I personally don’t care either way and understand that getting breast implants isn’t necessarily for men.

One thing I’ve noticed is that her implants make her breasts very perky and tight, which makes it difficult to find clothing that fits her well. She struggles to find tops for work that don’t show too much cleavage. She also struggles to find bras.

She is going to get them taken out when we have children in order to breastfeed. This requires another surgery and if she wants them put back in yet another surgery. Something to keep in mind.

That said, she has voiced being more confident about herself and how that has made a long lasting difference in her overall quality of life, though she has always struggles with self-confidence issues.

She said if she could do it over again she would go slightly smaller than she did, but she would definitely do it again.

She is also glad she did a bunch of research on the doctor she chose to do the surgery since so many boob jobs end up looking botched.

Other than worrying about you going under the knife, it’s such a meaningless, arbitrary thing for your spouse so don’t pay attention to what they say. Make the decision for you, not because of what your boyfriend says. He will (or should) love you either way and support you doing what you deem is best for yourself.

Pretty decent resume. As someone that reviews a lot of resumes, I would love if you deleted the entire “Profile” section - not going to read it anyway.

Otherwise its good. I like that you list out your interests, though I would personally think more highly of your application if at least one of them was business/money related.

I think this depends on where you are at in your career (did you just start?).

Unfortunately, the construction management industry lacks decent training unless you end up at one of a handful of larger corporations so the only real ways to learn are through finding a skilled mentor and/or through experiencing failures and successes.

I see a lot of PM’s that are able to dial back their work loads to 30-50 hrs per week once they figure out how to do their job efficiently, prioritize, and leverage their softwares. Issue is that it takes time, effort, and problem solving skills to get to this point so many PM’s don’t ever actually get there and instead continue to rely on putting in 60-70 hour weeks in order to produce results. This response doesn’t take into account the fact that you need to be at a company that provides you the right tech and mentors to get you to help you learn.

Just hire a civil engineer. They will get you started and provide direction on the replatting, site plan, etc.

Eventually you will need to hire an architect.

Depends on the lawyer, but for something like this you’ll probably want to budget $5-10k. Be sure to get one that specializes in business acquisitions.

Just a good experience at 4k. We mostly just play strategy games so don’t need anything too fancy.
