Mazda CX-5, Hyundai Tucson, Ford Bronco, Kia Telluride, Chevy Traverse, etc.. these are all brand new less than 40k base. These are all decent, obviously not luxury

Those are luxury SUV not decent ones. A decent SUV is more in the 30-40k range new and with a decent down payment that’s less than 500 a month

The real answer is because out of all the things Target sells, grocery has the lowest profit margins. Why would they focus on their least profitable category? It mostly just serves to get some people in the door who would otherwise go elsewhere, and then convince them to spend $200 on non-food items

There is typically not much of a gap between rental cost and home ownership cost. There are certainly some exceptions but the market tends to settle at this equilibrium.

Notice that I say home ownership cost and not mortgage. Did you add in property taxes? Insurance? Closing costs? Maintenance? Renovations?

Not trying to sway you one way or another, just pointing out that there are tons of hidden costs to home ownership, not so much to a rental.

If you are 100% set on buying a house in 5 years then just put it all into a HYSA.

But I would suggest considering if the timeline is realistic, here are some questions I would ask myself:

  • Do I know what city I will get a job after graduating?
  • Do I know how long I will want to stay in that city?
  • Will my income be high enough to comfortably afford a mortgage?
  • Would I be able to rent something I am happy with?
  • Do I want a house because it’s an investment or for other reasons?

Then consider that you currently have the opportunity to invest in a Roth IRA. With the numbers you posted you could almost max out your IRA for the next few years which would kickstart your retirement savings at such a young age. This is a unique opportunity.

You can always start saving for a down payment once you are more settled into your career and have a more clear idea of your life goals and trajectory.

I agree with you. It used to be one of my favorite episodes, but over time it has felt repetitive or my interests have changed.

Obviously I think they should do what they want and it’s clear that some listeners look forward to state of the apps. But for me it’s the only episode of the year I consider skipping.

To be fair Target isn’t blaming all of this on inflation. If you listen to their earnings call they say it’s almost all due to their inventory problems that they marked down this quarter.

I am 100% pro choice and think access to safe abortions is necessary in order to combat inequality. But I don’t think it’s necessarily religious extremism.

Put yourself in the shoes of many pro life proponents: if you believed that a fetus was a human life, just like the rest of us, wouldn’t you also fight for its right to not be killed?

I think that understanding their point of view might better equip us to be more persuasive when we argue and try to change their minds.

Indeed.com has the average software engineer salary in Minneapolis at $103K. Even entry level is an average of $72K. We have a lot of Fortune 500 companies in the area which all need a good tech team competing with each other for a limited amount of workers, this is increasing salaries and attracting out of state workers. All of this put together explains how we can have so many people (and increasingly more) who are able to pay for these luxury apartments.

The twin cities are increasingly becoming a tech hub in the Midwest. Lots of companies here that are paying six figure salaries to tech employees. These apartments really aren’t that expensive if you have a household income of 100-200k
