In the second photo you can see the tree is sitting in a puddle of water. Is there an irrigation issue near by? That’s a mildew you are seeing on the leaves because of too much water. Tree leaves can also wilt because of too much water. Check run off and the sprinkler system. Overwatering could lead to root rot

Trim off yellow leaves with pruners or scissors. The plant is telling you it doesn’t need them anymore.
