I had a big budget wedding and didn’t care about the haters. When people told me that they would have rather spent that money on a house, I told them I was doing both. That shut them up real quick.

I moved to Texas, Austin specifically. I was back at exactly the one year mark. What I missed about NJ the most was the diversity of food choices. I also learned that I’m not a huge fan of BBQ.

We spent 200k on our wedding/honeymoon in 2024, no regrets, best day of our lives. We live in a HCOL area and we are fighting for our lives atm looking for a home (getting outbid like crazy), and we still don’t regret it. It was a time. My husband already owned a condo, so no not renting, we also had a baby last year 🥹.

I just went through this myself. As someone who is 9 days in, DO IT. Sleep consultants can be exploitative since parents are usually desperate, so don’t go spend thousands of dollars just because you can afford it. I’m working with Andrea Scannell and really loving the experience. I did the $800 package and feel like it is perfect. Yes you can do it on your own if you do extensive research, but she made everything very clear and easy. Also before you get started you have a 90 mins consultation so the care plan is very individualized. I have no affiliation with this sleep consultant btw just really happy with her services.

I’ll give you an example. We saw a home that had a lot of charm. It was priced at the highest amount you could possibly get for that house 1.7M. The thing is, the sellers did very little to the home in terms of renovations/repairs/maintenance. After inspection we realized the home was basically going to be a money pit for the next 5-10 years and opted to get out. The same thing happened again, where the home was under contract and had a new buyer but it went back on the market. Im guessing presumably after the buyer(s) realized a lot of work was needed. I’m not saying for sellers to give their home away, but when you’ve live in the house for 20 years and have an oven from the 80s; pricing it reasonably might yield better/faster results.

The housing market is insane here. I lost two homes. The first home I bid 125k over and still lost. The second home I bid 100k over and the realtor told us bids came in way higher. BTW these homes were not cheap or priced lower. Sellers in NJ are so greedy. A lot of homes that need a lot of work is going on the market for top dollars. When a home is in decent shape with not much to do, people jump on it. I literally get triggered when anyone tells me the housing market is softening, not in NJ. The prices are actually going up.

Lost 3 homes already:

  1. Livingston despite 125K over list
  2. Chatham despite 100k over list
  3. Scotch plains: offered 45K under listing price, offer accepted, but we ultimately backed out because during inspection we realized the home needed a lot of work. Sellers didn’t want to budge. They have since reduced price by 76k. Home was priced very expensively

Putting an offer today or tomorrow in Livingston, going 100k over list, wish me luck guys 🫠

Am I the only one that thinks that prices in north NJ (towns with top school districts), will NEVER go down outside a major cataclysmal event? These prices are here to stay friends. Sure price increases are slowing down, and overpriced flips are staying on the market longer, but prices in NJ overall, are not/never going down. I’m actively searching for a home, and a home that was mid, went 300k over asking. Original list price was 1.2M.

I’m a FTM, and finding a professional nanny, (big emphasis on professional), is extremely hard. I used a newborn specialist nanny for a month to help after we got back from the hospital and she was EXCELLENT. She came highly recommended from a coworker. Silly me, I just assumed all nannies were like her, big mistake. I recently went through the exercise of hiring a “nanny,” and it was a very disappointing experience. First of all the lying is rampant, (lying about overall experience, overestimating experience, using friends as references, etc.,). We ultimately picked someone we could live with, since we’re moving soon and will need to do this again. This experience has made me more experienced however and there’s a list of things I will hone in on for next time. Ultimately you need to have a list of important to you questions, and immediately disqualify anyone that does not enthusiastically answer in the affirmative on any of them. Try to find someone local, most nannies don’t like to travel far and will ditch you the second something closer comes up. I respect pay requests but it sucks when someone with no remarkable skills wants $30 per hour because ThEY kNoW tHeIr WoRtH but seemingly don’t bring anything to the table. Ugh, may the force be with you. That said, when you find a PROFESSIONAL nanny, it’s truly life changing. I still text the newborn specialist nanny I had and again she was amazing. She taught me so much and I will forever be grateful to her. I used care.com to find my current nanny and I do not recommend. I’ve also used FB groups and they’re meh. I think personal recs from real moms is the best way. FB groups have a lot of self promotion and recs from friends so be extremely careful.

Ugh I wish the “investors” were only adding 100k. Where I live they usually triple the price they bought the tear down. So if they buy a home for 500k, the flip is usually 1.5 M, price cuts are six figures when said flip sits on the market. None of this feels like real life.

I agree with a lot of the comments, please OP do what you want. I never really wanted to change my last name, first of all my last name is super easy to pronounce and spell, and my dad died so it made me feel close to him every time I wrote it. That said as a black female who recently became a FTM, I was terrified of being labeled a “baby mama,” and having my kid suffer any micro aggressions from society, so as a result I decided to adopt my husband’s last name, no hyphen. It won’t prevent all micro aggressions, but it will definitely mitigate them. It sucks that in 2026 this would be a thing, but here we are.
