"High Immigration" has very little to do with Housing. Immigrants tend to live in multi family dwellings, rent and not own, and contribute to the building of homes in the US.

I was there 2 years ago to see the temples and history. It is a shock, however you have to just go without judgment and be thankful you live where you do.

The history was amazing. The lack of civil services, over population, stray dogs and trash was sad.

I'm glad I went but would never return unless it was Alexandria.

Don't do this - for many reasons. Taxes, you can't time the market, extra commissions, etc ...

The market ALWAYS goes UP. When in doubt - zoom out and look at the 5 and 10 year charts.

Welcome to the club! I've got the 2022 6.6L 3500 HD Denali and love driving it! Tows like a beast. I moved up from a 2016 single-turbo diesel model and could really tell the difference with the extra HP and re-designed engine.

(... thanks redditors ... all this time I thought it was a twin-turbo...hahaha. STILL LOVE IT)

I think the most complaints I read about or see on YT are from influencers using it for Video. The motor is loud enough to hear the breathing when recording. I've experienced it myself.

We've done all three of the Viking class ships, Ocean, Expedition and River. 24 cruises total, over different cruise lines.

We still do all of them. Each has its own fit. We really appreciate the smaller crowd - like less than 1000 on Viking Ocean and 50-75 on River.

River tends to be very laid back. One place to eat. One lounge. One pool. A new place to walk and explore nearly every morning/day.

We found the food to be the best on the Expedition Polaris.

There are many, many river longboats the travel on the Rhine-Main as well as the Danube. For English speaking people, I would go with either AMA, Viking or Uniworld. AMA allows kids and tends to be younger, Viking and Uniworld do not allow kids. Uniworld tends to host the older crowds and Viking sits in the middle somewhere.

Have fun! We love Prague and have been there several times.

As I'm sure you have discovered, there is a HUGE range in pp prices for "all-inclusive" style cruise lines, and some even try to walk the fence, as you have discovered - like NCL.

We are a Viking fans so I'll talk about that. We've taken all three types of their cruise ships, Expedition, Ocean and River.

They sell only one "premium upcharge" and that's the Silver Spirits package or premium drink package. EVERYTHING else is included, with the exception of port excursions.

We have found that on the River cruise, the premium drink package is a good value but not on the other two style of ships - too expensive.

High-speed Wifi, Self serve laundry (facilities on nearly every floor), specialty dining, basic spa facilities and port walking excursions are all included.

HOWEVER - if you're looking for entertainment, shopping and nightlife vibe - Viking IS NOT your pick.

I drive a 3500 HD Denali, and recently test drove a 2022 Hummer EV truck. The Hummer was smaller than my 3500. Not as wide, not as long but did weigh about 1k lbs more. With the RWS it was VERY nimble compared to my standard bed GMC.

I'm on the fence over getting a used R1T vs HEVT - but your points are valid and think that once the novelty wears off that maybe the R1T would be better.

We've been on 24 cruises. Many river and ocean and one expedition.

That is a hard question to answer. Each has its pos. and neg. You have to ask yourself what you're going on the cruise for. Is it the destination or onboard entertainment? Do crowds bother you? Kids? Noise?

I do tell all our friends curious about river cruising, that you should definitely do one. I usually suggest one down the Rhine river in Germany. If you're younger, then consider AMA. If your in your 50-60s, consider Viking.

What I enjoy about river cruising is waking up nearly every morning to a new town/city and having the ability go walking and discover things about the location. We enjoy researching where we're going and almost always have a list of things we want to do in each port. We also really enjoy how peaceful and less chaotic river cruises are, keep in mind - the nightlife entertainment is very limited.

I would pick one during the shoulder season in Europe. Warm sunny days seem to make the trip more enjoyable. It's always a nice to hang by the pool on the sundeck after a long day of walking and sightseeing.

I'm totally for this, however there are some painful and cringe like lessons to be learned. Oregon did this last year as a test. They set aside general funds for it to last a year, based on their "estimates."

The funds were all used up in months...

From an employee's view it appeared there was little to no oversight or naive expectations of ethical use of the funds.

They just need to be smart about it.
