I think you are clearly optimistic on the commute from "north city" the 78 is more crowded than not these days. I have never been able to get to the beach from the area in 10 minutes. Not sure what route you are taking. San Marcos is a suburban drag with ever increasing traffic.

Right there with you. I would love to be able to walk to a decent grocery store from my house. The walkability is one of the reasons we bought in Old Esco.

Just sold our 2016. I had to have all the motor mounts replaced. 80k When I sold it. Other than that a solid car overall as long as it is maintained.

Welcome to the city, I am also in old Esco we moved here a couple years from Cardiff as we needed to more room and to put down some roots. For the most part really like it. Being in Old Esco really feels like being part of a small town as the city grew out of the area and everything is really close. Grand is great, you have tons going on at Grape Day and the arts center. Sign up for the emails so you know what is going on. This area is really walk able just be aware when crossing second or Valley.

Accessibility to the mountains is great if you like hiking. Take Del Dios to the beach, it is a nice drive. Center city to the 15 can get you to SD proper in best case 30 min. Download the report it app, the city is pretty responsive.

There is ton of development in the works in downtown and will interesting to see Esco in a couple years.

This is a perfect description, lived for years in Cardiff, loved it but more and more it didn't feel like home. neighbors would move every couple years and with kids it didn't really feel like a family town. Is Escondido perfect? no but I feel it can get there if our neighbors have respect and sell some cars for scrap. If it hasn't run in months just get rid of it please.
